Critter made a small hole in garage roof. I temporarily patched it with a metal grid and foam hole patch. I put two roofing nails through the metal grid. Called a roofer. He says because there is a small hole it's a tear off. I only see one layer.

A third of the roof is only 9 years old as it was replaced after a tree came down and broke through. The rest is probably 20 years old and it does look worn.

Contractor wants 3900. It's garage plus a half size shed attached same construction. . Does a squirrel sized hole make a tear off necessary?

I didn't sign anything yet. The same outfit did a terrible job cleaning the gutters on another property and really I would rather use someone else. Still trying to get them to go back there and fishish the job Tenant took pictures of not clean gutter.

In my opinion, the roofer likely thinks you are an easy person to get rich on.

I'd just patch the hole and be done with it, which it looks like you have already done.

Ally, if the hole is in the newer section, there isn't any reason why a few shingles can't be removed, the hole fixed & some new shingles applied. If the hole is in the older part, it would be wise to either remove all of the shingle, patch the hole & install new shingles. They could also just remove enough shingle to patch the hole, fill this area in with some shingles then apply a new layer of roofing over the whole roof. Since it's an out building you want to be sure that the framing can handle the weight of another layer of shingles.

As long as it's not leaking I think it would be wise to wait until the storm passes by. --71.174.xxx.xx

Yes, I will do that. I will find someone else since these folks seem incompetent. They also wanted to pull a dump truck in and ruin my landscaping. The hole is in the OLD part of the shingles. I will get the hole fixed and a new layer of shingles over the old. It's a cinder block building that my dad actually built, but the shed was added by someone else. Dad put footers all the way down into a trench. I can still picture him in the trench he dig. Great guy. Wood looks good and no damage so it can hold another layer. If you need a quick way to keep a smaller critter out this metal grid is working. it was fifty bucks but solved the problem immediately. I am not even sure what it's for. If it’s an architectural roof a good roofer should be able to tab out one shingle and use flashing metal and tab back in a new shingle, and not tear off the roof completely, through the years I have found some contractors only know how to replace and not how to repair. --173.216.xxx.xx

We added spray foam in our attic and converted from gas to geothermal HVAC and hot water heater. Long story short, we had attic vents and gas vents sticking up through our roof we no longer needed and they added to heat loss and rodent entry. So we had a roofer come plug them and patch. Some holes were big enough for a foot to fall through. They took metal sheet plates and screwed them to the decking and shingled over them. Easy repair and it was a method they recommended. I'd say your roofer is out to make a buck. If you're worried about the patch being dangerous, use thicker metal plate. with just a minimum of thickness, it could become the most solid part of your decking. Just have them screw it in rather than nail, and use adhesive. No foot is going to go through that. --108.69.xxx.xxx

Shingles is renting a roof where if one layer of shingles then install metal roof. It would cost a bit more to go commercial grade panels which are thicker then residential grade. The can be a patched then a layer of tar paper then the metal roof can be installed right over. Most think metal roofs are heavy where shingles with a few layers have considerably more weight. The problem with roofers is they want continuous roofing jobs where they are reluctant to install a roof that is going to last at least 20 years or more. Consider viewing some videos on You Tube about metal roofs. Eventually the shingles are going to fail where metal roofing will end that. If not concerned about appearance then a shingles in the damaged area can be replaced. --147.194.xxx.xx

If it is just a real small hole I would remove the bad shingles put a small thin plate over the hole and put new shingles in place. Probably wouldn't cost very much. If the roof is twenty years old though you may have trouble repairing without breaking a lot of shingles in which case I would just replace the roof. However I would not use a person that I already knew didn't do good work. Get several estimates and make them compete. I also like metal roofs but I would not put one on top of shingles, instead I would remove the shingles. --73.120.xx.xxx
