Same as all landlords - a paying one.

Keep flowers in the gardens and the lawn clipped between residents to keep the place looking clean and neat.

Always do repairs asap and don't delay with any questions. Always be available.
Favorite Rental Clause?
No pets. Pets include but is not limited to...... and the list goes on.
Money Making Cash Flow Tip?
Start young and always save.
Money Saving Maintenance Tip?
Keep things in tip top shape and there are less problems to deal with.
How Do You Encourage On-Time Rents?
A late fee of $20 a day after it's due and it stays that way until its paid. I haven't had one yet that wants to pay that kind of late fee. (Editor's note: In most states that type of clause would not be enforceable.)
How Have You Collected Past Due Rent?
Taken them to small claims court and gotten it through garnishing their wages.
Trick A Tenant Played On You?
Yes, they told me they would be out of town and left completely nothing.
