Asking for constructive criticism. Being Proactive. Show empathy but not weakness.

All alterations must have management approval before starting and it must be put in writing.

Use coupons to purchase needed items for maintenance. Also buy refurbished or closeout items. And purchase from local wholesale businesses.
How Do You Encourage On-Time Rents?
Explain the rent policy in detail BEFORE signing month-to-month or lease agreement. Again, you set the tone.
How Have You Collected Past Due Rent?
Pay or quit notice posted on resident's door, also hand delivery the same day before 6pm.
Trick A Tenant Played On You?
Resident asked if he could park an extra car in the driveway that he was selling, "I will sell it within one week".
