In the beginning I fell for every sob story given to me. It costs me lots of time and money. I'm not so nice anymore!

Best Way to Find/Attract Residents?
Today the market is tough. I go to lunch every Thursday at the same deli and lay all the newspapers out on the table. Then I look at what everyone else is offering and I do the opposite! Recently I took a picture of my daughter with Mickey Mouse ears on and offered a "FREE DISNEY VACATION" with a 12 month lease. I did another ad for a "FREE LAS VEGAS TRIP". The cost of the trip was less than a month's rent. I gave them the trip or allowed them to apply the cost of the trip to their first month's rent. I also offered "FREE GROCERIES" and "FREE LAZY BOY". The lazy boy was fun - most thought of furniture but I thought of someone to mow your grass, wash your windows, wash your car, etc. Have fun with it. In the month of June I'm charging $1.00 rent no matter what day they move in! Wait until you see my next ad!

One Way to Keep Good Residents?
Treat them as human beings instead of cash flow. Remember their birthday with a card; anniversary/renewal with a thank you; children's names, etc. Remember, it is their "home" as well as your "property".

Money Making Cash Flow Tip?
If you must serve the tenants a Pay or Quit notice, put a charge for doing so in your lease.
Money Saving Maintenance Tip?
Give a "trouble shooting list" upon move-in to your tenants. I.E., if you have no power, check the breakers, etc.
How Do You Encourage On-Time Rents?
At the beginning of each new year I make certificates for my tenants. They are called "do-overs". I give them to each tenant and this allows them to be late ONE time in the year without a late fee. The other 11 months they are almost always on time because they don't want to waste their do-over!
How Have You Collected Past Due Rent?
I visit them in the evening, unannounced, and ask for it.
Trick A Tenant Played On You?
The "tenant" came in with a fake id (I didn't know), trashed the place and when I evicted and we went to Court, a different lady came. She was the person whose name appeared on my agreement, however, she is not the person who originally signed it or moved it and lived for free! The judge dismissed it as the signature on the Lease was not hers.
