    1) Rented to a family member.

    2) "Working with" tenants on any issues, but ESPECIALLY move in deposits or rents.

    New Landlord Advice?
    1) Copy and read your state and local landlord/tenant laws.

    2) Read lots of good books on the subject.

    3. Read and post questions on MrLandlord Q&A Forum.

    4. Join a local
    landlord association.

    Favorite Type of Resident?
    Married military on at least the second enlistment term.

    Best Way to Find/Attract Residents?
    Word of mouth keeps most of my rentals full, with NO down time. On occasion, I have advertised on base (for free).

    Favorite Application Question?
    Commander's name and contact info.

    One Way to Keep Good Residents?
    Respond QUICKLY to tenant complaints. Show em you are a better than average landlord who cares about his customers.

    Favorite Rental Clause?
    Maintenance Guarantee.

    Money Making Cash Flow Tip?
    Offer extras, at an extra monthly cost: washer/dryer, grounds keeping, upgrades to the property.

    Money Saving Maintenance Tip?
    Match all your stuff as you replace: same faucets, toilets, HVAC, etc. Fewer repair parts to keep on hand, more familiarity with the systems, and free "spare parts" from the replaced stuff.

    How Do You Encourage On-Time Rents?
    $25 discount for early payment or direct draft rent payment. 5 of 6 tenants take advantage of this EVERY month.

    How Have You Collected Past Due Rent?
    In South Carolina, the 5 day notice can be included in the original lease. I make a courtesy call, then file for eviction on the 6th business day, without fail.

    Trick A Tenant Played On You?
    Paid rent in full on 5th, moved out the 6th with no notice. A month later, I found he had shut off the power on the 6th and left a full refrigerator in August, in South Carolina. Had to throw that one away!
