    Renting to employees, friends, family, etc.

    New Landlord Advice?
    Buy low. Don't believe the pro-forma, the selling agent and the seller are lying about the rents and occupancy. Ask a property manager in the area to evaluate your purchase.

    Favorite Type of Resident?
    Mole people, we all have one. They live in the cheapest subterranean unit they can find. They usually pay in advance, and you never hear from them unless the rising water threatens there Star Wars figurines and comic book collections.

    Best Way to Find/Attract Residents?
    Internet! Internet! Internet!

    Favorite Application Question?
    Rate your housekeeping skills... 1-5

    One Way to Keep Good Residents?
    Screen there neighbors hard, if that doesn't work threaten them!

    Favorite Rental Clause?
    The lockout charge!

    Money Making Cash Flow Tip?
    Never buy anything where you have to pay utilities!

    Money Saving Maintenance Tip?
    Do not allow that blue crap in your toilet tanks! Do not use locking knobs on any doors!

    How Do You Encourage On-Time Rents?
    Self addressed envelope with a statement mailed to every tenant on the 20th of the month.

    How Have You Collected Past Due Rent?
    I'm 6'2", 240, I dress like John Wayne and I carry a .357 Mag... I get my rent!

    Trick A Tenant Played On You?
    She removed the smoke detector batteries in the common areas and called the fire department and the local news crew. Told the fire department she was locked in and they kicked in the doors.

    What's Rewarding About Being A Landlord?
    The fact that I do not own any of the 400 units +/- I manage. The fact that I do have exclusive rights to sell them.
