LEAD LAWS WORKSHOP ON CD
This Lead Laws workshop was presented at the MrLandlord.com convention by actual staff member of the U.S. EPA Lead Based Paint Program. Information was presented on how rental property owners can comply with Lead Based Paint disclosure regulations, including documentation requirements for the following rules: * Disclosure Rule (1018): Requires the disclosure of known lead-based paint and/or lead-based paint hazards by persons selling or leasing housing constructed prior to 1978 before the buyer or lessee is obligated under contract. * Pre-Renovation Education Rule (406(b)): Requires certain persons who perform renovations of most pre-1978 housing to provide a lead hazard information pamphlet to owners and occupants of such housing prior to commencing the renovations and the timetable you should be working under. In addition, the workshop reveals: * What property is considered "target housing" and requires disclosures by landlords and what are the "exceptions". * Learn exactly what has to be disclosed, to which occupants, and what else is required by the EPA (and how long should you keep copies of the forms). * What changes are permitted and not permitted in the pamphlets and disclosure forms. Also, learn the current policy regarding the validity of forms once new or updated versions become available. * Find out what the EPA will require of you if a resident challenges you on whether you followed proper disclosure procedures. * Learn what disclosures are required regarding various circumstances, i.e., for common areas, for vacant properties, at time of renewal and when selling your properties. * Civil Penalties and enforcement by the EPA. The workshop instructor also addresses the issue and procedures to come in compliance with the EPA if you had previously and unknowingly not provided disclosures to your residents. The information included in this workshop is a "must" for anyone with rental property built before 1978.
