I just got off the phone with questions before binding my umbrella policy. There seem to be new exclusions every year. This time there were exclusions involving cannabis and assault/battery. The person I was talking to mentioned some companies are going no smoking on the premises inside or out (luckily not mine as I currently have 1 person that smokes outside). Try as I might, I can’t control tenant behavior 100%. A company that has that in its policy would not cover a fire due to smoking. I used to wonder what my expensive policies actually do cover, unfortunately with every exclusion that gets added, it is becoming more of a reality.

this is kind of rediculous, we can tell them no smoking all day long but what happens if our tenant doesnt smoke but a friend stays the night and causes a fire from smoking? --74.77.xx.xx

I know one guy that self insures. He has liability and if there is a mortgage he covers that as well.

He had a fire a year or so ago and his insurance wouldn't cover anything. He just decided to let the house sit.

I still need to get with another company to do some comparisons. I use SF but I am not happy with the office of late. --107.147.xx.xx

Read your policies - I just found a totally unknown place listed on my policy. It was added as a second liability or something like that. I contacted my agent and she was completely puzzled. Have been self insured for over a decade. To do so be out of debt and have a good relationship with at least one contractor. Also have a good line of credit at a credit union. This works for me. --174.202.xx.xxx

Thanks for that Still Learning. Anyone use usaa for rentals? They have been great w my auto, but to date I have not mixed business w personal policies. Can't imagine smoking not being covered. It's one thing to say no smoking and another to say nope not gonna touch that. It was alleged that the estranged bf of a tenant threw something through a mail slot that started a fire in my fire building, but it was never proved. Didn't help that the tenant left butts everywhere, prolly freaked out during a confrontation and accidentally started a fire. I received 100% of the funds since the damage was higher than the insured value. --172.59.xxx.xx
