Regarding the I give up post:

I have read posts on this forum for more than 20 years, many of the contributors are now reporting vacancies lasting 6 months and are now selling their properties.

Poor quality applicants are repeatedly cited.

My question is where are the good applicants? I am speaking of the people who are transferring job, new teachers,policemen, firemen? We ALL have them in our communities.

Someone cited increased numbers of couch surfers…..for those of you married folks, consider that you and your family are forced into couch surfing. You would surely become a prospective renter asap.

I wish some of those struggling landlords would hire a property management company, a leasing agent. Invest some time and money into better marketing and report back.

I have a hunch that an overeliance on big tech advertising platforms are at the heart of the matter. Obviously, the bums see your ads, but the good applicants don’t.

Society is crumbling, we are becoming a third world country. Yes, I agree. But many young couples still get married and rent an apartment or house. They have children and then move to a bigger house. This continues until they begin to move to smaller houses in their old age.

Why are many forum posters not seeing the good applicants?

I see a combination of good and bad. Are there more bad applicants recently? Yes, and some are so pathetic you wonder how such a person thinks they have a snow ball's chance in La Jolla of ever renting a house.

But hey, the platforms make it easy... click the "I'm Suuuuuuper interested" buttom on 200 ads, and maybe one of them will give them what they want. Or not. It costs them almost no time or effort.

I play the opposite game. I spend a grand total of about 5 seconds per "prospect" responding with my cut-n-paste pre-screening system. I'm looking for the 1 in 200 who is good.

What's my worst vacancy recently? In 2023, I had ONE unit out of 54 that took 4 months to rent. It was slow, granted, but I got a great tenant with good credit, good income, and a clean background. The rest take about 2 weeks per vacancy on average. Some go in a few days... some take 3 weeks. Average is average. It's not like 2 years ago when every unit flew off the shelf in a matter of hours, but it's still solid and comparable to pre-Rona levels.

My current resident stays for an average of 3.2 years. Perfect! That's about all I want to ensure we don't get into any entitlement issues. Also forces me to raise to market rents, though my auto-renewal/rent increase system keeps me fairly close to market without having to mess with new leases, addendums, notices, etc.

If you hire out, it is the same story. I lose my profits, they may "fill" and run,etc. Yes, good applicants are out there and they are the ones who aren't really looking until thier leases are up. Our number one issue filling vacancies is financial. Rents have risen, salaries have not. So fewer people qualify for more available units. I considered lowering my rent on an upcoming place a bit, but going down $25 or $50 does nothing to help those who have inquired. Heck even $100 doesn't help.

Also, the younger people have no concept of saving, so they often do not have the Security Deposit ready to go.

Pets: everyone gets or wants a pet, but do not have the financial wherewithal to own a bull mastiff. Or two. We also pets, but be reasonable. No pigs for instance.

It's not marketing, at least not here. The local PMs advertise on my FB group and they have the same issues we do: competing for the fewer and fewer decent tenants. --173.28.xx.xxx

Like maybe they were hoping to qualify to buy, don't quite make it, and their agent directs them to "their" rentals rather than zillow, etc.

I just advertised a top tier property below market value and saw similar results. People just aren’t moving right now because they’re locked into a lease where the landlord hasn’t been keeping their rents up to market value. The good applicants have no shortage of choices and they're in short supply. In this market, we're all stiffly competing for them as a result. Last summer in this same building, I filled a vacancy with no gap between the old and new tenants. Snagged a Phd engineering student and she's been great, however her lease is up is up in July. She replaced a tenant who sold a home and relocated here in 2021. They stayed for a couple of years before buying another place. Those sorts of tenants are simply not out there now. Perhaps they will be this summer, but I've decided to go another route and reduce my exposure to residential rentals. --209.122.xx.xxx

BTW and not to be Chicken Little, but now is the time to sell and deleverage if you need to. Rent prices are sticky now like home prices, but once this problem is realized more broadly, I feel there will be a rush for the exits. Everyone and his mother has bought up real estate thinking its a slam dunk. As I said yesterday, I'm not excessively leveraged but that can't be said for many of the new players who've overpaid. No one has factored in steep rent concessions and long vacancies into their numbers. Frustration for some of us is economic disaster for others. I'm knocking on wood because I haven't had the problems to the extent that I hear them here. Several of my vacancies get rented to referrals from my current tenants - my tenants often ask if I have a vacancy coming up. My rents aren't cheap, but I've made my properties pretty nice over the years.

Two years ago, I had a tenant give notice that they would be moving out while I was going to be in Europe for a month.

They had friends who had visited them at my rental and the friends loved the place. I did my due diligence on the friends investigating rental history, background checks, criminal checks, home inspection and months of bank statements. I did an inspection of the property with the tenants that were going to leave and discussed issues I would be charging them for, then discussed with the arriving tenants that I would make the minor repairs after I returned, and collected their rents and deposit money, signed rental agreements, etc. While I was in Europe, the first set of tenants moved out on a Saturday and the others moved in the following day. Two weeks later, I returned and did a few days of minor repairs. --73.2.xx.xx

So many landlords are using blanket marketing. If you don't use targeted marketing, and you end up getting every yahoo out there, it really isn't on the yahoos.

To make things worse, landlords have not clearly outlined what it takes to get approved normally so that we can DQ the masses. If you give the criteria though, that opens up the landlord to so many lies in the hope that they will not check.

At this point, I would be marketing a unit you may or may not have an opening and create a waiting list for it. Do it for 1, 2, 3 and 4 Bedroom units. If you don't have enough to make the marketing worthwhile, then team up with other local investors --24.101.xxx.xxx

What I am seeing a lot of, and am sick and tired of, is the people with the caviar taste on the tuna can budget. These people expect top-notch, but don’t even qualify. When I started close to 20 years ago, I would deliver the absolute best house that I could, now I refuse to. I get it to a point where I’m good enough with it and they can take it like it is or they can live somewhere else. That might add to extended vacancies but I don’t care. It's easy when there is a short or rentals and everyone is looking, you get a pick of the litter. However, when things get tight as it is in some markets today, you have to have a highly tuned business engine to be able to speed past your competition and make it through the bog.

I don't think you can point to just one problem. There are a lot of moving parts. How well is it fixed up, do I have good photos in the ad, does the ad come across to my target audience well, is it priced competitively, can my target tenant afford it, is the neighborhood helping or hurting, am I responsive to applicants, do my processes for applicants turn the good ones off, what's the competition doing, is the market oversaturated, are there good paying jobs or is it a welfare area, what do similar properties have the I don't. There are literally hundreds of different knobs and buttons that the landlord needs to evaluate and tweak on his business engine for it to run well. If they aren't tweaked right then performance will be lost. If enough performance is lost then you have long vacancies, high turnovers, destructive tenants, and lost revenue especially when the RE cycle is not in your favor.

Early on in my RE career there was a severe downturn locally associated with a bust cycle in the oil and gas industry. Similar to what some are experiencing today, I had significant trouble keeping my units filled. I had to get creative for a few years to get through it. I did things like post ads on the bulletin boards in the nurses areas at the hospital (actually I paid a nurse to do it for me). I was targeting the well paid, stable tenants in ways others weren't(yes that's been a while ago). I went over and above the competition in cleaning. I paid to have the windows cleaned inside and out while my competition was just showing broom clean properties. I printed my fliers in color with pictures when everyone else was using black and white printed text. My point being, and as Billy Ocean recorded, When times Get Tough the Tough Get Going. It is no different than it was in the past: the good tenants are staying put. They have no reason to move. The tenants who are moving have been forced out of their place, or else they are moving to an entirely new area. And so the evictees, the smokers, the dopers, and the losers are out there needing new digs because their current landlord can't take any more of their nonsense.

I get great applicants who are moving into my area for new jobs. That's pretty much it, Perhaps occasionally, a decent applicant whose landlord has decided to cash in and sell the rental property but that doesn't happen often. --76.178.xxx.xxx

The last two I filled with new people were the perfect scenarios I guess.

One I had set up from a current tenant. She checked out and waited patiently for me to get the turnover completed. She actually moved in with family while she waited.

The other was my only Zillow ad. This tenant was driving and got a ding on her phone about the place. She pulled over and shot me a response right then. She had moved back with her parents while her BF finished his last year of college in Minnesota. Timing was a little off for them but they rented the place a month earlier than they planned because it was perfect for them. --107.147.xx.xx

Sisco, I continue to propose that the good ones are staying put because rental rates are jacked up higher than what they pay. Your target audience is not looking to live into my community w a poverty rate of 28%. It's boogyland to them. Doesn't matter if I curate my units to attract them. In my B property city I have a resident that has been trying to buy a home for two years. They loose the bidding war every time. Plus in NY we have to select VERY CAREFULLY.
