Double tax hike in 1 week (by Duplexer [IL]) Posted on: Apr 20, 2024 12:30 AM
Message:

Taxable value (and tax bill) of my rental, a duplexm doubled by my county in 2023.

I protested and went in front of the government tax board and it was denied.

They then mailed me a tax assessment statement with "DENIED" all in caps... talk about rubbing it in right.

But then it didn't stop there.

It said I had 30 day to challenge their 2024 county tax assessment, which was most solidly doubled. I gave up and didn't, and just took it.

But then they mailed another tax assessment 7 days later, and raised it another $3,000!

How can they issue two tax assessments for the same 2024 year, for the same property? And if they can do that, can they just keep raising it every week?

Has anybody else experienced this.

Again I challenged it, but the same (horrible) woman who appeared to have been involved with raising my taxes.... was on the appeals board!

So I had to appeal to her, to overturn her own decision. Good luck with appealing again, it seems like.

I feel like the government doesn't want anyone to own property anymore.

They're certainly making it so I can't afford to

Backfired?? What in the world.

There is a protest form and instructions that is mailed with the tax hikes

So if they double your taxes, and if you fill out the form and go to the tax hearing, they raise them even more? And multiple times in one year?

Is this happening to anybody else

Sounds retaliatory.

Is there a higher authority you can appeal to?

And no - I have not received 2 in 1 year. One is more than enough! --68.229.xxx.xxx

I taught the appeal process for our county appeal board several years, there are times it simply does not turnout to reduce appraised value, Like filling out a rental application some people do not qualify. --184.59.xxx.xx

If it is really off, get it appraised by an appraiser and they will have to take that number.

In my county the tax value is less than the "real value" but they keep jacking the rate up so end result is the same. --65.188.xxx.xxx

I can't protest our taxes - they are not even close to the worth of the properties for the most part and the one or two they get close, we just ignore. Don't want them examining ALL the properties. --173.28.xx.xxx

I was very successful in getting my taxes decreased over in Lee County Duplexer. But I was required to submit a professional appraisal along with my request for reassessment.

In my case, the property was a NNN property so it had been taxed as a new construction property for 19 years with a 20 year lease in place. I bought the place with only one year left so the value of the building had dropped by more than half.

It was important for me to file when I did as I was able to get a five year lease renewal five months later. But since the appraisal was based on the old lease and not the new one, it was a win for my tenant. With the property being NNN the tenant reimburses for all the taxes. I was able to increase the rent while reducing his over all payment at the renewal. In the world of NNN, you make your money doing stuff like this. You might need to hire an appraiser --24.101.xxx.xxx

In my area, and I assume most of Pennsylvania, one individual cannot raise (or lower) your tax rate.

What was their reasoning? Don't they need to use comps? Were those accurate? Did you bring concrete evidence other than what everyone wants which is no increase? --98.237.xxx.xx
