On recent vacancy have been getting quite a few inquiries from the undocumented (politically correct). While I absolutely will not rent to them because none have SS numbers, most work for cash, etc. shouldn't I be notifying some agency? Or is that kinda like the car alarm scenario where nobody cares. Mike,

I wish I had more non-English speaking residents. Don't miss a great demographic.

My former judge taught our assoc that ANYONE can rent a home - same as walking in to a store and buying a candy bar. Buying or renting is not illegal.

He said cannot deny based on citizenship, language, lack of SS#, etc.

I just rented 3 homes to folks I probably saw on the news wading thru the river.

They have jobs decent income, pool their money, and if there is a woman in the group she will keep the home clean.

They keep their heads down and pay on time, BETTER than many folks with good credit reports.

It took me a long time to accept Sec8 because I was against handouts. Then I decided "if SOMEBODY will get that money it might as well be me".

I had the opposite experience a few yrs ago. He kept his head down also until the city notified me he was running a chop shop out of the garage and leaving unregistered vehicles in the driveway while stashing the old car parts on the property. While he wasn't a bad person he certainly openly violated the lease.

Luckily for me his girl was the leaseholder which made it easier to have them removed. With the current surge I'm seeing planned calls feeling our LL's for perhaps squatting, gangs, who knows what. There's enough documented migrants that I will no longer risk people who violated federal for starters. --24.115.xx.xxx

Remember, these are people who willfully decided "The law doesn't apply to me." They will honor the agreement until it is advantageous for them not to. Same as how they honored our nation's laws, until it was more advantageous for them not to.

You can deny based on instability and lack of collectability without saying a word about national origin, race, or legal status. Cash only, under the table... once they decide to leave, they're gone and you'll never find them.

In my hood MOST of my monthly loot came from non-english speaking peeps. The kids would translate and I always kept a little money in my pocket to reward the kids. They came RUNNING to me when I arrived at the house. Never asked for SSN or "documents" so can't tell you how many entered illegally.

All I know is I'ld be BROKE with out them.

What they have done , in areas where I lived that had a large population of undocumented aliens, is that they would get a place to rent, and then, gradually, all of their relatives and friends of relatives would move in and by the end of the year, there would be 6-7 families living there, each of them with a junker car, and none of them with any real housecleaning skills.

Most of the peasant farm worker types are nice people and honest. "Nice" is not really on my list of rental criteria. I want the rent paid and the house taken care of. "Nice" might be able to do that, and might not.

The people from the small villages tend to be nice people, but a lot of the illegal entries are big city dwellers and they have the same possible issues as the lowest income big city dwellers here. Crime, drugs, violence, smuggling, and no way for a landlord to check on that. --76.178.xxx.xxx

I too have had great experience with non-native speakers. They pay rent on-time or early, don't complain about anything, and appreciate my renting to them. One of them told me, "I want to work every day, every week, all year long!"

This is in stark contrast to the two tenants who wrongfully sued me this year. Both are American, single mothers, experts at working the system for free money, and belong to a protected class. I'll take character over citizenship any day of the week! --104.230.xxx.xxx

I have an entire rooming house full of "nontraditional" tenants. My standards there are more relaxed. I rented to one, he was awesome, he referred his friends, they referred their friends, and it's rare that I have a vacancy.

I rented a whole house to a roofing crew. One of them had worked for me off and on for two years, and I knew he had unimpeachable integrity. So when he asked if he and his crew could rent the house he was helping me rehab, I was delighted to oblige.

I'm not saying that everyone from their ethnic group is great, but the odds are in my favor. I ask if they smoke and/or drink. And I look for the light in their eyes. Hasn't failed me yet. --104.230.xxx.xxx

It is acceptable not to have a SSN. But for those who do not have SSNs, I do require a TPIN from them.

My logic - Perhaps they are in the process of becoming a citizen? If they are paying taxes - they are trying to to integrate into our common culture.

The US is quite the salad. Collectively we have a flavor, but within that common flavor there are multiple sub flavors. Well we are a mixture of cultures.

Not everyone is going to like every ingredient in the salad. I don't like the irresponsible folks who have right and responsibilities out of whack. They are still our mixed up distant cousins who still try to scam the system. As landlords, we can only try to lead them into a better way for the benefit of their family. --24.101.xxx.xxx
