I believe I have received my very first fake ESA letter and certificate. I googled the name and it comes up with Dr. Frank J Welch, MD--boilerplate/template ESA Letter with no physical address and a fake ESA certificate. This doctor supposedly holds medical licenses in 21 states and does non western medicine--not that there's anything wrong with that. But the letter is definitely "fill in the blank"

Inquirer send this stuff instead of the actual Request for Reasonable Accommodation form I sent her patterned after the FHA info required.

The certificate has a QR code which points to "nationalpetregistry.org" and "esaverification.org" Kits start at $54.95

Jim, it's now up to 54.95! Seems this trainwreck applicant got all these certs/letters around mid March when she could "no longer live with her parents or in shelters" with her four kids so wants to move in with her BF who apparently has put her in shelters in the past. BF lives in another town but they want to live together (insert eyeroll)

In Texas, we are required to list all our screening criteria. We list ours right on the front page of the application.

I'm learning to do the easy screenings things first, so we begin with credit and criminal. If they pass that then we move forward with our other screening items.

Two applicants come back with all sorts of charge offs for utilities, cell phones and vehicles, etc...

We sent them our standard credit denial letter from the credit screening company.

The woman went berserk via e-mail claiming we were discriminating against them because her husband was deaf.

She never mentioned anything about him being deaf and the credit and criminal reports of course do not list anything about that.

People can not stand to be held accountable for their actions and must blame someone other than themselves for their predicament.

There are two websites that offer this letter. I think you can register with them for a fee and you fill in the blanks on the firm yourself.

One is Scribd. The other is coursehero. Besides Frank Welch, the other doctor whose name appears is Dr Laura Purdy MD.

Notice that the letter avoids using words such as "he" or "she", so that anyone can fill it out regardless of sex.

Jim is right - there is no such thing as an ESA certificate or registry. Only fakers.

This is one of those things where you still need to be careful and deny for some OTHER reason.

You shouldn't be denying based on you not liking this letter. If you can show it was from some fake paper place like LisaFL is talking about (i.e. Scribd or CourseHero where you're literally just downloading a fake letter), then great!

But, in this case, if the person actually IS a "healthcare professional" and wrote the letter for the person -- even if they bought it from some shady site -- then it likely still meets the federal requirements for an accommodation.

So, definitely don't deny or block the person just because you don't like the letter -- especially when they are yelling about discrimination.

Hopefully Mapleaf18 "DQ'd her" for some other reason unrelated to the ESA.
