So, I was correct & do have a termite problem. I got 4 quotes &, not surprisingly, 3 of the 4 say I have both subterranean (subs) & drywall termites, needing both local & tenting fumigation. Of course, the one who said I don't need tenting, says the subs are going up, need a lot of local & if I get rid of some fascia & this one door, tent fumigation isn't needed. He commented that other companies would all want to tent for the extra profit, which I thought may occur BUT I know that it is possible tenting fumigation just IS also a needed fix. Interesting the non-tenting guy's price was almost as much of the others. I am leaning toward going the safer route w/ subs AND tenting... as much of a pain it is, I am thinking this has to be the required fix. Thoughts?

Sounds like you did your homework. I'd tent too considering the cost isn't that much difference. Hopefully your tenants can corporate. --172.59.xxx.xx

Do you have a cooperative extension at a local or state college that might be able to educate you or entomology dept? My pest guys don’t do heat treatments for bed bugs because they explained if they are hiding behind the drywall, they don’t get hot enough which is why all the companies that heat treat also used chemicals. That info came from both my commercial and residential guys. The residential company owner is an entomologist and I believe works with our local cooperative extension. --73.159.xxx.xx

You are in Sunny Shi_ty California. Real working termite chemicals used some 25 year ago worked. Not the water downed stuff they are using today. After 90 days the invitations go out and termites will re-infest your structure. I would not tenant anymore, treat the soil, walls and areas. --47.155.xx.x

Do you plan on holding on to this place for awhile? If so I would do the tenting.

But I found the places that I bought needed tenting in San Diego County needed tenting again a few years later. So I wouldn't be cutting corners if I were going to hold on to it for any length of time in the future --24.101.xxx.xxx

I have never heard of drywall termites. Yes they can move into upper stories, not sure if the treatment is different. Reaching out to coop extension is good advice. Let us know what they say. --172.59.xxx.xxx
