I used a small on demand for a 3rd floor unit kitchen that was very far from the building's basement common water heater. (Electric in tenants name)

I don't recall a large decrease in water or NG bills (both in my name) but it had to save a bit. Also avoided the annoyance of having to ruin the kitchen faucet water for ever to get hot water.

Had to descale it when tenant complained of only warm water. You may want to plumb it so that it's easy to descale.

3rd question - how many conventional tanks can I buy with the cost of 1 tankless... the tank itself is 3 times the cost of the upright water heater/storage tank, the cost of conversion is where the project gets costly in exhaust thru the block or rim joist sidewall, with the increased gas line size factors in about 1000 bux extra to each install, for laundromats and car wash applications it makes sense - otherwise put the cash in a brown paper bag and leave it at a bus stop bench. --184.59.xxx.xx

I really have been wanting to start converting over to tankless. I had my chance yesterday when tenant called in a bad tank leak. Lucky this place has a floor drain close by, but I just did what I always do and had a new 40 gal gas WH installed to spare the tenant the delays with re-plumbing everything.

As Dodge and Ken said, tankless require descaling. My places have hard water, so that will be a yearly thing for me. Installing a service valve kit with the tankless WH makes descaling easy.

As a home inspector, I inspected both. The maintenance is about the same, there is a descaling process you must do on the tankless but I don't see that as much more than draining the tank annually on a regular water heater. One concern would be whether a family would use water fast enough that the on-demand system can't keep up...so make sure it's sized properly for the max family size you'll have. --64.38.xxx.xxx

There are electric versions which do not require an exhaust vent, they need a 60 amp 220 line which is larger than the wiring to a stove (50 amps), these need AWG 4 cable which is routinely used for service entrance but being inside a building must be Copper. --184.59.xxx.xx

I have heard that the electric versions have a tendency to lose the heating filament more with hard water.

My unit is gas. After a couple venting issues it has been great. I really need to descale it. In the county on a well. I have yet to do it although everything is set.

We never ran out of hot water even when there were two showers and the washing machine going.

The form factor and the PVC vents were deal makers for me.

Only complaint is that it takes a long time to get warm water to the opposite side of the house where the kitchen is. That would be an issue either way I am sure. You can put recirc pumps on them, but I figured that would ruin the whole tankless aspect. --107.147.xx.xx

I did not know about descaling. I am surprised maintenance is the same. I own a small apartment with 41 bedrooms (22 units with 1 bathroom each). For 2023 my gas bill for hot water only (not heat) was $3,800. That is $8 per person per month, or $14 per unit per month. I thought that was pretty cheap.

Good info, I can see where it might work good when adding units, far from HWtank etc.

I have on demand ( electric). It would not be my first choice for a rental because I would not want the tenant calling me to complain that there was a problem with the hot water . You won’t run out of hot water, but it does throttle the water flow when pushed- like running the shower and the dishwasher at the same time. --68.191.xx.xx

We try to replace any water heater with electric models as most of our tenants want all electric houses.

Our go to has been 50 gal either short or tall or largest heater that will fit. We buy from our local True Value Hardware store.

The TV sku #195206 is Tall Water Heater, Electric, 4500-Watt, 50 Gallons tank type, Reliance Water Heater Co. We pay $485

The TV sku #184604 is a ECO Smart Tankless Water Heater, Electric, 27-kW We pay $540 Requires 3 - 40 amp Double Pole Breakers and 3 - 8 gauge wires.

Since tank style water heaters have increased in price so much, the price difference between tank and tankless shrank.

We decided to try one. Installation was very simple and we had plenty of room in breaker box for additional breakers.

The tenant said they loved having continuous hot water and they noticed a decrease in their electric bill.

Also a factor in the replacement choice for this installation was a nearly inaccessible location the original water heater was in.

Another feature the tenant liked was a simple large dial to adjust temperature output of the heater with a digital readout.

It has been installed for a bit over a year and no issues.

In 2005 installed a Takagi demand gas water heater in house where never descaled or clean out as have demand water softner. The city takes water from deep artesian wells where the water is hard. If was using a high efficiency gas boiler then would install a stainless steel indirect hot water tank where the immersion coil would heat the water from the boiler. The gas line to supply a tank will not be large enough to supply a tankless, and the electric line to supply a tank will not be large enough to supply a tankless. You will need to upgrade either your gas piping or electric line. I believe the tankless gas units also require a stainless steel double walled exhaust. --73.141.xxx.xxx

My gas tankless uses the normal gas line, albeit 3/4" instead of 1/2". No big deal as that is what was coming off the meter.

I also have PVC exhaust. It doesn't get hot enough to worry about. I did have a galvanized window well cover close to it until I got some landscaping done. The galvanized part inside the cover is corroded off.

I thought it wasn't supposed to be that corrosive.

Maybe it was a bad coating job but I doubt it. --107.147.xx.xx
