Have a good tenant who moved out. Minimal damage. The kitchen coulter which is formica has some burns and chips. Counter is about 10 years old. The pattern is very busy gtanite pattern. Selecyed on purpose to minimize irregularities. Damage is noticeable but small any repairs possible beside a full replacement?

For rentals everything has to made to commercial grade where very durable. Another option is to build a plywood base then with colour additive pour concrete countertop where that is going to last a very long time. You Tube videos show how to make a concrete countertop. --207.236.xxx.xxx

Nearly impossible to match any countertop pattern whether a vanity or kitchen,I tried once using bathtub refinishing leftovers, peeled a few weeks later - best laid plans of mice-n-men. A countertop expert from a local lumberyard may be able to match this pattern but burns and chips are not wear-n-tear as you should know, you will need to charge the damage deposit for this repair, doubt you need an entire new countertop, save the photo for court never share with tenant - atty always finds a way to prove it was there in a birthday party photo. --184.59.xxx.xx

Laminate tops are pretty cheap.

If the pattern is still available just replace that section and charge the tenant accordingly.

They make filler that is color matched to a lot of laminate. It will stay in for a while, but even the best match will never be the same as the top was when new. --107.147.xx.xx

If the place is an A or B rental maybe hire a countertop repair company.

If it's a C level rental just paint it to match as close as possible. C level tenants take it as it is. If they say anything tell them it's done that way to keep the rent down. --75.7.xx.xx

10+ years ago we covered some burns and cuts on a Formica top with 2 12x12 inch granite tiles, glued on, finished with a little caulk. People actually touch it and say "This is nice! A built in cutting board!"

Side note: Even in low end homes we are installing granite - inexpensive at Floor and Decor, and more durable than Formica.

Also consider painting the top and sealing over it.

This was discussed on this forum recently but I don't have a link to it. There are repair kits, but IMO it is tedious to make the repair look good...you need to buy several dye colors and carefully paint them in to match the complicated colors. There are videos on YouTube. If it's a C property with a basic straight countertop without an "L", I'd leave as is or if a B property, replace the entire thing...laminate is inexpensive. If you think you'll be doing a several more of this type of repair, it may be worthwhile to buy the repair kit with a collection of dyes and learn to do this yourself. --64.38.xxx.xxx
