I currently have a few vacancies and a ton of applicants. We are working through them. Part of our process is to call the current LL for a reference check. I have had quite a few of the current LL's say they will not give a reference because the applicant has not turned in a notice to move. This is the first time I've encountered this. Normally, they will say they knew nothing about the move, but will give the reference anyway. This is also how I've handled when a potential LL calls me and I was unaware of the move.

So now I'm thinking I may need to change my process and not give a reference if the current tenant has not told me they are moving. How do you guys do this?

I've got no problem giving a good reference even if the tenant has not given me notice. In my market, rentals are difficult to come by and it might make sense to have something locked up before giving notice.

I will contact the tenant and inform them that when they give their notice it must have a firm move-out date.

If it is a bad tenant, my response is that I can't give any information unless they can email me a copy of the permission to give out information signed by the applicant because I don't want any legal liability. But I do tell them that the tenant has not given notice. If they are a bad tenant I won't be unhappy to see them go. It is not my problem if the new landlord can't catch a clue.

From a practical standpoint, my bad tenants never give me as their landlord reference, so normally, I am not doing anything but giving good references. Tenants are not chained in the basement. They are free to leave anytime they wish. Sometimes it costs them more to leave, as agreed to in the lease, but they can go whenever they want to. --76.178.xxx.xxx

I rarely get reference calls, so I’ll still tell them what they know. If the tenant didn’t tell me they were moving yet and they’re good tenants, I’d try to save the tenancy.

I think that’s a good answer from the landlord you called though. Use it how you see fit. If you think they’re bad applicants, use it to reject. If you think they’re good, collect a double deposit or 1st & last months rent due to no landlord reference. Play the game. --24.152.xxx.xx

If set the bar of a credit score above the 700 hundreds that eliminates a lot of problem tenants. Look at credit reports where can see the previous landlords. If someone is moving around a few times a year along with unpaid utilities or other unpaid bills then that ends. One important question is ask if they have any apartments or houses for rent before a reference where if do not known what you are talking about then more likely a friend or relative. --207.236.xxx.xxx

I was blindsided by a reference request for a tenant who had not given me notice. The tenant was breaking the lease in more than one way. The tenant did not follow the lease instructions for breaking the lease. If the application was accepted, my tenant would also not have given the required notice.

I told the reference request exactly that. I was not aware, tenant would be breaking the lease, and the move in date stated by the reference request would not be the required notice.

If I were requesting a reference, I would want to know those details among others. I would prefer someone leave if they are no longer happy, but follow the instructions to break a lease that they agreed to. I don't like surprises. --75.11.xx.xx

The landlord checking is fine, but be aware that even if the tenant says they have a "great" relationship with the prior landlord and can move anytime, recently 2 landlords would not let the tenant out of their month to month contract because they didn't give proper written notice. Tenants couldn't pay rent in two places so backed out. They were on the hook still with the prior landlord. I always ask now if the applicant has given proper written notice. --76.242.xx.xxx

Bank statements and the in-home inspection do not tell you if the applicant is a miserable booger to try to work with, or if they have bad friends who hang out with them, or if they party loudly, or if they fight with the neighbors, or if they are constant whiners.

Those also won't tell you if the tenant is crazy. I talked to one landlord who was kicking the tenant out because she kept reporting that the electric wiring was sparking inside the walls. He paid three times to have an electrician check the wiring and she had the fire department out so many times that they would no longer respond to her calls. She had asked me about the wiring when she applied. A well qualified couple so I was grateful for the warning that she was a nutter. That does not show up on the bank statement or in the inspection. --76.178.xxx.xxx

Doogie,

In the absolutely RARE occasion we receive a verification request from another LL or apt complex we appreciate the heads up that our res is looking, and we respond.

Locally most apt complexes will not respond and most private LLs don't answer.

Interestingly, a few residents signed leases even tho we gave bad references such as "filed eviction yesterday".

As I posted earlier, we are now requesting the applicant supply their rent ledger, easy if they are under professional management. And still calling, hoping for "additional info".
