Res moved out. Home was very clean, 1 miniblind to replace. Not worth sending a bill. (we don't do deposits)

New res moved in 3 days later. She paid someone to install her own expensive, taller toilet. About 2 days in she complained her toilet would not flush, even after plunging.

Sent plumber/sewer guy. He pulled out cat poo and kitty litter and charged me $90. (repeat customer, simple job)

I sent her a text to pay $150 to remove the cat poo and litter, payable by Venmo. She paid it within minutes, no argument.

She's a smart lady, I'm guessing one of the kids dumped the kitty pan in the toilet.

($150 is a deal. My lease says $250 per cleanout.)

Now going back to check the lease for pets.

Why no deposit? Because I don't need to.

I collect a NON-REFUNDABLE RENT LOCK FEE, same amount as the rent, which gives them a "discounted rent" (which is actually regular rent but is cheaper than other listings) and guarantees no price increase for 12 full months. Plus they care for minor maintenance, we take care of the roof and HVAC.

A local apt complex and another big PM collects a LEASING FEE.

"The home passed out 200 point inspection so everything is good. If you are willing to get out YOUR screwdriver to tighten a wiggly doorknob you can save on the rent."

Understand I KEEP the RL Fee. I made $1200 cash before they move in. I do not have to worry about laws regarding handling and refunding deposits.

Of my last 100 leases only ONE person decided against our program.

We also don't get minor service calls - saves time and money.

WHO says you have to do a deposit? I don't see it in the Bible:) or a LL/T law forcing us to do deposits.

National Apt Assoc did a study - MOST renters do not expect a deposit refund. In their mind it's SPENT MONEY TO GET THE HOME.

I can still charge them for cleaning and repairs.
