I did my first two-minute in-home visit with an applicant yesterday, and it went as smoothly as I could hope for. I had been afraid it would be awkward to ask for the visit, but my applicant understood at once. "Oh, you want to make sure I'm not a hoarder!" she said. I had to laugh and agree. I also wanted to meet her cat.

Turned out her place was immaculate and her cat friendly and obviously well cared for. Everything looked so good that we signed the lease and she paid the move-in money on the spot.

Time from listing the unit to lease signing: 5 days. --98.210.xx.xxx

CONGRATS!! on your first one. Always the hardest. Now you learned it's EZPZ.

And congrats on having your lease ready to sign!

It pays to read and learn here!

You'll do several that are OK but don't become complacent. Make it a firm policy, never to be skipped.

When tired or tempted to skip it, just remember how many THOUSAND$$$ your bad move outs cost, and how they ruined the home you fixed up so nicely.

Over the last three years, I’ve had three applicants that when I said, “I would be doing a two minute visit told me “don’t bother” The ones I did visit took care of their current property like I would want them to take care of mine.

Awesome, well done! I was a bit nervous the first time as well, but as you found it's not that big of a deal, especially for the tenants you actually WANT. The ones you DON'T want will find excuses: "ding", there's your sign that you are doing the right thing.

Thanks for all the support, everybody.

NE, I only have this one unit to rent, so it didn't make sense to me to go through all the trouble of figuring out how to show it remotely.

I listed it on Zillow and got quite a few people asking to see the place. I sent anyone who expressed an interest to a prequalification questionnaire on Google Forms. I only showed to people who completed the questionnaire and had satisfactory answers -- six sets of people over a weekend.

After two days I had two serious applicants. This person was the first to apply, and she fit our profile for an ideal tenant in every way.

Just curious, how do you garner information from the two minute walk through when someone is living in an air bnb or hotel? Many people come to Florida, they have a job, but are winging it until they find a place to live. Hotel living won't tell me as much..... --174.212.xx.xxx
