Yes, over the vehicles limit. No not paying any rent. They keep on telling me he doesn't stay there but the monster truck is always there. When he walked in whild my contractor was fixing their toilet the guest stated he lives there. Guest mail being sent to that address. I never understand the "raise the rent". If you rent to one person and the rent is $1000 a month, would you have charged more if two or three individuals rented initially? I don't. The rent is the rent. I'd get an application from him so that I knew who was on my property but I wouldn't care otherwise. Yes, they should have asked but they, and many others, don't/won't.

When it's time to renew, boot out known/decent tenants whose only infraction is failure to inform you versus an unknown individual. --98.237.xxx.xx

Raising the rent to $1600 might make them want to move. If not, at least you are compensated for your headache. PS Contact your state representatives and ask them to pass HB 1115 Lease Expiration as Grounds for Eviction. Currently if you don’t give them a new lease and they didn’t move, it is not grounds for eviction. --73.218.xx.xxx

This is a different issue.

I'm asking "what wording does everyone put in their lease about guest".

I only mentioned the monster truck becasue someone asked are they causing a problem.

I have an issue with this because people often lie and front run for folks you'd never rent to if they were to apply themselves. At a minimum, I'd take an application so you know who they are. I'd also run background on them to confirm they're not some sort of criminal. I don't like the fact that someone is living in the place and not a party to the contract. Moreover, the party you rented to can leave and you're stuck dealing with their friend. Folks need to be upfront and there's a reason they weren't. --209.122.xx.xxx

Here is the section of my lease that deals with guests.

Guests: persons staying more than a total of 14 days in a calendar year without management written consent shall constitute a violation of this agreement and anchor fine at $50 per day per person. Visitors must abide by all policies.

visiting children, stepchildren, and other regular overnight occupants must be listed on the application.

45. Guests, Roommates, Significant Others, Extended Family, Hobos, Couch Surfers, Etc.: The landlord will need to be informed of any human not listed as a tenant or permitted occupant in this lease staying overnight in the property more than 14 days in any 6 month period. The guest will need to have an application completed, be screened with a background check, and must be added to the lease agreement. Also see section14. Landlord may also increase the rent at any such time that a new tenant is added to the lease or premise. Tenant shall pay a Management Fee for administrative purposes in connection with any request to add or delete any person to the lease or to transfer to another unit. With any request to add another person, Management always reserves the right to approve/disapprove any person.

Management will accept only one payment per household, not payments split by roommates. Roommates should have a written business agreement between themselves showing who pays for what and signed by all parties. Even if a person moves out, everyone remains on the lease and responsible for rent, fees, cleaning and damage. Management will not settle disputes between roommates, couples, or family. Security deposits stay with the Premise until all persons on the lease have vacated the Premise

14. Occupants: The Tenant shall not allow or permit the Premises to be occupied or used as a residence by any person other than Tenant and the Permitted Occupants. Tenant shall be subject to a fine of $300 for each person occupying or using the Premises in violation of this paragraph, and Tenant agrees to pay any such fine(s) upon receipt of Landlord’s demand therefor. Payment of any such fine(s) shall not permit any person for whom the fine was imposed to occupy or use the Premises as a residence, and Landlord retains the right to terminate this Agreement if the violation continues following notice given in accordance with paragraph 17.

If Landlord has reason to believe that there is an unauthorized occupant, the burden will be on Tenant to produce proof of this occupant's residency elsewhere.

If such proof is not provided and the unauthorized occupant refuses to submit a completed application when requested, Tenant will be in breach of the Agreement, be subjected to termination of tenancy, and the unauthorized occupant will be subject to arrest for trespassing. Also, a fee of $50 per day, per unauthorized occupant will be due to Landlord from the date of Landlord's request for documentation until such proof is provided or the property is vacated by all occupants and possession returned to Landlord, whichever occurs first.

Heck, if we knew what our others residents were doing when we're not looking we couldn't sleep at night!

Brad, I have to disagree with you on this. Not knowing who is in the property has caused problems in the past for me.

Woman snuck in her ex who had a couple active warrants for drugs and DV (probably against her).

Man let his GF/caregiver move in. She had him arrested for DV. Then she started running drugs and prostitution thru the apartment. The day after he was arrested.

Mom was renting apartment. Moved son and his GF in. Didn't like what they were doing so mom moved out. She still paid the rent as if all was fine. I went over to work on something, opened the door and was blasted with rolling smoke that would have made Cheech & Chong happy. Neighbor wasn't a complainer, but thanked me when I got rid of them.

What about if the tenant moves in a child molester? It wouldn't be my fault but I would not want someone like that living next to my kids when they were young (or now for that matter). --107.147.xx.xx

Who is managing who at this point? It is tough to change that after YOU established the pattern. You need to get rid of them. That doesn't matter what I believe , you believe or anyone else believes what the correct number of days are.

What Sid is saying the advice before said get rid of these trouble makers and you are simply reposting how these same trouble makers are causing you a headache.

Since you are not following our advice - let me ask, what do you plan on doing and when do you plan on doing this? You have waited three years, I am game to say - you can probably enjoy these pains for another three years.
