Had a building inspection on Friday for a property I’m selling. Inspector pulls up in a little car. No truck with ladder rack, etc.. Gets out, no clipboard, no flashlight, tape measure, etc. Had a ladder that can just about fold up into a briefcase. I thought all this was kind of odd. He starts the inspection with an app on his phone!

This App thing did everything! Scanned rooms, documented drains, and faucets, measured things, etc. I was shocked. It all goes into a program on the phone that he will just print at when he gets back to the office. All filed into different files for each apartment. For the outside, I asked him if he was going to go on the roof. He said, no hewill just fly the drone. It was very windy and I asked if that would affect it, and he said not at all. The drone hovered over and documented the entire exterior of the building!

Basically might take from this, is you don’t really even have to know what you’re doing if an app does it all for you as a building inspector. Carrying this type of tech over to landlording, if you’re still doing things like talking to prospective tenants who want to rent places from you, you’re a dinosaur. --24.152.xxx.xx

While that sounds great, it is good for the buyer?

How many things will be found after the sale?

Pictures don't usually do justice for buyers. I would think it would be best for a buyer to have an inspector that actually put their hands and eyes on things? After all, you did just point out that the inspector using this would not even need to know what they are doing.

I personally think people put too much stock in this modern technology. They rely on it too much to be accurate and take the place of hands on.

NE, yes, I understood what you meant. Did they inspect the crawlspace with it? Are there crawlspaces in apartments?

It would be very easy to fashion a -go=no go- phone ap or answer sheet using the HUD HQS INSPECTION PLATFORM, a good way for me to excersize programming skills. in Libre Office. --184.59.xxx.xx

I have a cheap drone that lets me take pics of roofs if I am buying a place and it takes a nice aerial photo when it is time to sell.

An excellent drone might be four figures. I started out with a super cheapo just so I learned how to drive. Now I am up to a $150 one, so they are inexpensive fun toys you can write off.

Sky Rider is what I use, but there are hundreds of brands out there. --24.101.xxx.xxx
