We are preparing a vacant rental to sell

All of the rooms currently have ceiling fans

Should they star or should they go?

If they are new(er) and clean I'd just keep them. I have some where the tenants are happy to see them and others that never use them. Let the new owner consider whether they want to keep them or not. --69.201.xx.xxx

If you’re selling, I’d make sure they’re super modern. I was in a unit on Friday that I put new light fixtures in about 8-10 years ago and thought, “Wow, they look super dated already!” Light fixtures are a cheap way to update a unit. --24.152.xxx.xx

My prospects LOVE ceilings fans, but as NE stated new will get you more money and a faster sale.

A sharp, modern ceiling fan instantly turns a boring bedroom into something cool! (get it- I made a pun!)

I want the front room ceiling fan to be "Jump Back Loretta! Did You SEE That fan!!" The first thing they see when they open the door.

First impression is EVERYTHING.

Buyers are not looking for a reason TO buy they are looking for reasons to NOT buy -outdated, tired paint, wrong color, tacky carpet...the tiniest thing can lose the sale.

My first opinion/thought is like johnny - say you will change them if the buyer wants. But, you'll never get that far if they are dated.

So, BRAD is right.

And remember: buyers decide if they are even going to bother to view the house in person from the first 5 photos in the ad - so make them the Wow! ones.

Now the question is do you put up modern fans or modern lights (then tell the buyer, "good news! it's already wired for ceiling fans if you want them") --68.229.xxx.xxx

Keep them without doubt. Tenants always seem to like them.

From what I can tell, I can buy new ceiling fans for about the same price as new lights.

If you are going to sell, then they probably should be newer looking. Outdated won't sell as humans in America are wasteful and spoiled brats. --76.129.xxx.xx

Getting it ready to sell, sure keep or add ceiling fans. Keeping as a rental, class B or above have them but class C and below I replace them when they break with a flush mount light. In 43 years of my life I have never broken a ceiling fan………yet some how my class C and below tenants find a way to break blades, chains, light bulbs and the glass fixture. --24.245.xx.xxx

Another thought...

When turning a home or prepping it for sale and looking at style or color, we use the phrase "When in doubt take it out".

If we have to stop and think "Does this fan or light look old?" THAT is the answer.

Great advice on selling in today's climate with today's buyers. Very different than even a few years ago and not common sense to logical LLs.

Does the place have central air? If it doesn't have central air, the fans are required to keep the place cool.

If you are asking if they should be updated or not is a matter of how much money do you want for your place? Last place I listed, it lasted only three days. It was updated and I spent about three weeks getting it ready. A dated place would take about five weeks to get an offer, so I got more cash for my work. --24.101.xxx.xxx

We put ceiling fans in every house, every room except sometimes the kitchen (depends on layout.) We've had to replace maybe - maybe, being generous here - 5 in 20+ years. And at least 2 of those 5 were paid for by tenant's deposit.

We use cheap fans because it's a rental, but we do look for those that are not TOO loud. I don't like the ones with glass shades and exposed bulbs at all, but they are easier for a tenant to replace their own bulbs. DH also makes sure they take STANDARD size bulbs, not chandelier or other special sizes. --173.28.xx.xxx
