Does anyone have a line item in their lease that limits the number of cars a tenant can have? I don't want the place to turn into a junk yard.

No more than X automobiles may be kept on the premises at any one time without written consent from Lessor.

IMO there are several issues that need to be addressed regarding autos.

Number of autos

Type of autos (do you want to allow commercial, recreational, etc.)

Size - they need to fit in the parking spaces

Operational - no inoperable vehicles

What Just Tim stated... some of my rentals can have as many as they want (meaning there is more than enough space) BUT I still put down a number of vehicles they can have. I also state they are only to be parked or driven in the driveway/parking area and not the lawn, etc.

No vehicles are to be "worked on" and all must be registered, licensed and insured in the tenants name (I don't want cousin Billy's junk car on blocks in the back behind the maple tree as you work on it).

It also states no recreational vehicles, boats, trailers, campers, etc unless PREVIOUSLY discussed and approved in writing by the owner/landlord.

I also now have a "no leaking of fluids" ... if you car is leaking anything... you are no longer allowed to park on the property. --69.201.xx.xxx

Yes, I specify the number of cars they have parking spaces for. Also, that cars must be parked in designated parking spaces. Finally, that all cars must be tagged and in operable condition.

Many of the mini storage places will allow vehicles of all types to be parked on their lots for a small fee ($20-$30 a month). They can park there.

An idea might be to buy a vacant lot in an industrial area and give tenants a discount rate if they park on your lot versus some other one. --172.58.xxx.xx

VEHICLES TENANTS AGREE TO KEEP NO MORE THAN THREE VEHICLES AT THE PREMISES. THESE VEHICLES MUST ALL BE OPERABLE AND CURRENTLY REGISTERED IN THE STATE OF VIRGINIA. ALL VEHICLES AT THE PREMISES MUST POSSESS A CURRENT VIRGINIA STATE INSPECTION STICKER. TENANTS AGREE TO PARK VEHICLES IN DESIGNATED AREAS ONLY AND KEEP AREA FREE OF OIL DRIPPINGS. PARKING ON THE LAWN OF THE PREMISES CONSTITUTES A BREACH OF THIS LEASE. TENANTS AGREE NOT TO PARK BOATS, RECREATIONAL VEHICLES, TRAILERS, CAMPERS, OR ANY TYPE OF TRUCK ON THE PREMISES WITHOUT LANDLORD’S WRITTEN PERMISSION. TENANTS AGREE NOT TO REPAIR THEIR VEHICLES ON THE PREMISES IF SUCH REPAIRS WILL TAKE LONGER THAN A SINGLE DAY, UNLESS VEHICLE IS KEPT IN AN ENCLOSED GARAGE. TENANTS ARE RESPONSIBLE FOR DAMAGES TO THE PREMISES CAUSED BY TENANTS' VEHICLES OR THOSE OF INVITEES OR GUESTS. IF ANY VEHICLE IS NOT IN COMPLIANCE WITH THE REQUIREMENTS OF THIS SECTION, LANDLORD WILL NOTIFY TENANT AND TENANT WILL THEN HAVE 10 DAYS TO REMOVE SAID VEHICLE. IF IN TEN DAYS SAID VEHICLE IS NOT REMOVED IT IS THE AGREEMENT BETWEEN LANDLORD AND TENANT THAT LANDLORD WILL HAVE SAID CAR REMOVED AT THE SOLE EXPENSE OF THE TENANT. My lease says:

## Parking: Vehicles not included on the original Application cannot be parked on the premises for more than 48 hours without written permission from the Landlord, and all vehicles parked on the property must have current state-required inspections, tags and insurance and be in operating condition. All vehicles must be parked in the spaces designated by the Landlord, which can change at the Landlord's discretion. My lease spells out parking on my multi-units with a parking lot. They are allowed the two stalls directly in front of their unit. There is plenty of room for 4 or 5 more vehicles in this parking lot, and one tenant has 3 vehicles, which is fine. I have it spelled out just in case there is an issue. No issues so far and everyone is happy.

SFH's. Park in driveway or on street in front of house.
