Who else is in the sellers club? I just got a 3 unit under contract to sell. Buyers paying more than I would pay for it. Oh well, I guess that’s the market. A partner of mine who I’ve done many flips with is starting to pick back up in the flipping arena, but he’s flipping 2nd & 3rd time buyer type houses. A+, top dollar remodels and making great returns. There is next to nothing as far as finding first time home buyer houses to flip. I think Ken’s right that they all bought houses. --70.158.xxx.xx |

I'm in the Traders club (not Traitors!). Trading out crummier dumps for nicer commercial. The quality of tenants is considerably higher!
Why? Prices are up and profits are up, so if I'm not careful, then TAXES will also be up.
I'm not ready or willing to hand Uncle Sam a huge chunk of what I've earned. Thus, the 1031 Tax free exchange. Keeps my money safe from Uncle Sugar-daddy's grasping hand using it to fund programs to study how thick ketchup is and other...ahem...less useful programs for things like "newcomers". *Wink
Don't give 'em any more money. They need to learn how to live within their means without plundering us.

I'm even right now.
Sold a house because I didn't have time for two full rehabs. Sold it too cheap but that's another story.
Had the money in the bank and bought a different house. Spent more on it than I made on the sell. Upped rents on the new place and because of the tenant shuffling that I am doing I have increased CF by a bit.
Plus side is I am almost done with the other rehab. Once the new people move in I start on an apartment that has needed upgrading for some time now. --107.147.xx.xx |
