When I have a unit that is ready to rent and a qualified prospect inquires but their move in date is far out, I ask them to meet me in the middle (if I want to consider them). Otherwise the prospect has DQd themself by inquiring outside of the available date. If I move forward I secure SD and full months rent now w keys to follow at move in date. What's the back story on this? I mean, usually they have a reason for why they need that amount of time.

I was just called for an apartment for someone looking for their Mom but she's going to be selling her house and she's looking for a 1 bed in 3-6 months. I told them to call me back in 3-6 months to see what I had available because the ones I'm posting now are vacant and we are looking to fill them now.

I get some college kids too that are looking for Fall Semester "now" ... we aren't college housing so I can't help them because again, we are looking for "now".

Other times we'll meet in the middle for some people (if they are very strong) and I may hold a month (max) but I wouldn't do it for 2 months (unless you are saying right now "May 1st" which isn't really "2 months" it's more like 1.5 and if they give proper notice (30 days) for us... that would be for May 1st at this point (any notice given within the month is for the following month). --69.201.xx.xxx

I tell them to call me back closer to their moving date to see if it is still available. I can't hold it for 2 months, unless they want to sign the lease and start paying rent immediately.

I have had tenants who paid for a month while the house was empty before they moved in. Always people moving in from out of the area. They notice that good rentals are scarce and they want to make sure they have a place secured.

Tenants are weird. I will advertise that a place will be available in a month and I get no response. Then when it is open and available, I get lots of calls from people who don't want it for a month. --76.178.xxx.xxx

Have you performed the background/credit check? what is the result of the in-home inspection, you should have in your advertisement how long a -Holding Fee Agreement will last, most here will hold for 1 week when the security deposit value is paid in full, the agreement states these funds will become prt of the move-in money when the remaining funds are paid in full and the lease is signed. Sec8 has a stumbling block you may not have crossed yet - the Sec8 HQS oe housing quality standards inspection, in my area it is a 36 page inspection that must pas before a client can move in - very rigourour inspection of hot water, heat from the vents, door and windows seals, outlets are grounded where needed for appliances and GFCI used within 6 ft of water, laundry, bathroom, kitchen, if you fail this test you may be required to refund the holding fee and move on to fixing and start over with a new application fee - much rides on the in-home inspection, this gives you a chance to observe ho well your place will be cred for 2 weeks aftr they have moved in, kitchen bugs? bed bugs? you prolly don't want any of that in your place. --184.59.xxx.xx

Dinah, it sounds lik you are new to the business, you have landed at a well attended owner site which shares a lot of information to digest. if you have not completed 6-8 tenant changes the Sec8 advwnture will be very mysterious - it is and changes with no-warning, one larg hurdle is the never ending legal complications the tenant may present as the legal teams to the Sec8 client are no cost, where you will pay 5-800 bux per hour for legal help, evictions after Covid take 3-5 months - one reason many do not want a sec8 client involved with thier rental unit, enough red tape to reach into another galaxy and wrap all the object along the way, this is why many are simply selling property as quickly as possible - the political climate is not sharp enough to understand the frustration involved with government housing, the representatives will pee on your leg and then try to convince you it is raining. --184.59.xxx.xx

I will keep my homes empty for 6 weeks waiting for hopefully a good tenant. Maybe see if they will pay rent in 6 weeks not 8 weeks.

No tenant is better than a bad tenant. I waited 6 weeks for my current tenant who has been with me for 10 years and never late and takes good care of my property. --23.162.xx.x

Two months of no rent is too long. Move on to the next applicant. If the property is still available when it gets down to 1 week, then maybe.

But as other here have said, none of my properties are qualified for Section 8, and there's a reason why. I do not like having to play by Uncle Sam's rules, which are often confusing and create hassle for which I am not compensated.

Plus, Sec 8 tenants are broke, by definition. And the Govt will NOT pay any damages that are done or any added rent if the tenant stop paying their portion. Any judgement you get will be useless because they have no money. So basically you have to plan on eating any losses their deposit doesn't cover.

"Guaranteed rent" is not worth it.

Do you want to wait two months? Section 8 can take two months but I've had it happen much faster also. I would keep showing the unit and hope to get someone further along in their process towards moving. Part of screening is time. What stage is the applicant in their moving timeframe? Sometimes they are just looking to far into the future for my plan, my plan is getting the best qualified resident in the fastest time. --172.59.xxx.xxx

I would not say no if they were qualified, but I don't hold it for them either. Will sign a contract at the two months out--if it is still available.

Had a college student want to apply for a house and have me hold it for her for 2 months at no charge. I said " sure I will do that if you can convince my mortgage company to suspend payments and interest for that time." --76.138.xxx.xxx

I don't work with S8. Any prospect who calls and asks about it for months down the road, I tell them to call closer to move date if it is available. I don't take numbers to call them if it is available. I look to fill usually in the next 3 weeks max time out. Either way, holding fee must be given to hold it for max 3 weeks out. Holding fee is mine if they back put when I have taken it off the market. I get it, some give a LL notice, but if you need to wait for funds, chances are I will be waiting for funds on a regular basis. If you are a new LL, many S8 prospects will tell you what a great program it is, do your research. Home visit, talk to LLs who provide S8.. --73.230.xxx.xx
