What services are good for sending a tenant an electric application, credit check, background check etc? Has anyone used www.turbotenant.com? They don’t offer phone help to get set up? Are there any services that offer phone assistance? --24.107.xx.xx |

I use turbotenant but I do not use their application or credit/background check (you can't say "no" but you don't have to actually use them).
I like the fact that they have the automatic pre-screener questions and send it to them ... if they don't complete it I'll reach out to them (usually, depending on the property) and complete while I am speaking with them. I like it because it has the questions I typically ask anyway (I may have a few others depending on the property) but it works. Plus I can use that as a log of who i've spoken to, take notes, etc.
You can pay their fee to add more questions or whatever and do more with their site but for me (now), it's useful for what I need for no cost. --69.201.xx.xxx |

Oh.. and my application is paper (I hand it to them at the showing). Yeah, I know... but I am currently still in the mindset of speaking and seeing the prospective person instead of just doing it all on line and never really meeting. I've done it and it's been "ok" but they are one offs for sure and it always makes me nervous when they don't even look at the apartment in person because it rarely is what they are expecting in person. Plus, many may not like the neighborhood or the size of something, etc and that's always a killer on some of mine (the bathroom may be small or a bedroom, etc). --69.201.xx.xxx |

I hand it to the applicant if they ask for one. I want to meet them and see if I smell cigarette odor. After 53 years i trust my gut about good or not good applicants. I still run credit, verify everything and do a 3 minute present home visit. --23.162.xx.x |

I know that in our day and age everyone wants to do things electronically. I advertised an open house electronically for my last vacancy on FB. I've never been slammed with so many applicants. That was the end of my electronic involvement.
Electronic just can't substitute for in-person. The gal who had great income spent ten minutes bad-mouthing her current landlord. The social worker with no criminal record told me she didn't like living next to people of a certain race. A little girl told me this place was a lot nicer than their current apartment that had holes in the walls and that her mom's boyfriend was going to move in but that was a secret.
There are times when being a Sunday School teacher comes in handy. People tell you stuff that would never show up on an application!

I use transunion my smart move for screening. I hand tenants paper applications when showing. There are so many things you can learn by meeting someone in person and talking to them that you wouldn't learn just looking at them on paper. Follow your gut instinct --174.229.xxx.xx |
