This is quite the unusual market place. Stifled supply is causing an increase in sales prices. At least around here, there does not appear to be any end to this cycle in site. I would like to hear how others have adjusted their strategies to match the market place.
I have lowered my target down from 12 transactions last year down to eight this year. I have beefed up marketing and instead of whole sale two of the three extreme fixer units I picked up at the same time, I find myself wanting to hold on to them and put them into the repair pipeline.
Additionally, we have installed the first of four metal roofs in 2024. The weather has just been so nice so early that my roofing contractor had it done the last week of Feb - unheard for up here.
We continue to diversify real estate income into multiple streams. In my eyes it is sorta foolish to put all the eggs in the same basket or even state. --24.101.xxx.xxx |

These are the OGM (Gas in WV, Gas in SW Pa, Oil in Tx) and NNN (Dollar General and Cassey's - I sold the Pizza Hut) purchases. Managing properties from afar is a tough nut for anyone to do and I don't the value in doing it as compared to investing in places where you can keep your thumb on them. I would recommend about a one hour circle around you.
