Well getting ready to pay off 3 more SFH's. That leaves 2. Can't tell you how many times i've refied these but know I've been sucking cash out for year-- using the refi on some to pay others off. Getting down to the last 2 is so unbelievable for us.
From financing to the max on VA purchase starting in 86 to no debt 2019 has been amazing. Truly blessed. Wish my father in law was here to see it he loved working on rentals we purchased in the early days. My mom would be nice too. She use to say "Don you don't have a pot to P**s in or a window to throw it out of" and laugh. The encouraging type laugh.

Due to the rapidly increasing property values the last couple years, I have not bought any rentals so have stockpiled a bunch of cash. I think about some of the interest I would save by paying off a few of the higher interest mortgages, but then when a rainy day come, the money is stuck in houses and not available for use. --144.250.xx.xx |

MYOB, your parents would be proud. The number of people you have housed, in well kept houses, and closing now out all of that debt. Well done! Hoorah!
Time to book another cruise to celebrate. *grins* --70.92.xxx.xxx |

Congrats! I know many of us have differing opinions on whether or not to use debt to invest, but I think we all agree there's a special warm feeling knowing they are 100% PAID OFF! Enjoy another cruise. ;-) --173.20.xxx.xxx |

Thank you all for your kind thoughts.
Yes to book another cruise. Don't think i need more rentals the 63 -- well it's just right as goldie lox says!!!!!
I just don't want cash not working for me. Sitting in the business checking is no good. These 3 have 7.5, 6.3/4 and 7% loans. --99.103.xxx.xxx |

Wonder why your interest is so high, mine is 4.75 you're two to three points higher that's big bucks. You might consider Re-fi at lower interest streamline no cash out for the same time you have left or less but not longer. if you have the equity. I actually qualified for the Federal HARP loan which is just you don't need an appraisal (but they do anyway) and you don't need 20% equity. Anyway, interest rates are still extremely low historically speaking and you could reach your goal even sooner. --72.208.xxx.xx |

Great news!
I知 one of those who only believes in paying cash, so I知 happy for you...the cash flow is great at that point. All of ours were purchased with cash other than a $3,000 HELOC I have for a reason I won稚 go into at the moment. If you want to buy more....just wait awhile and you値l build up enough cash to buy another. Or, just enjoy the cash flow! --99.92.xxx.xxx |
