So I’ve said before I only have the 2 family that I also live in so I’m not exactly an expert on rental property but I have rented it out for about 10 years now and looked after a multi family home for my father for years before I bought this. I don’t know why but I’m am having nothing but problems trying to rent it this time around. I was just showing the unit to 2 separate people. First guy looked at it and said he would get back to me about rental app, second guy is supposed come about 30 mins later. I see number 2 pull up and 2 seconds later the first guy calls me again, because I’m about to show the unit again I let it go to voicemail. Then I see him pull right up to guy number 2’s car door So I went out to see what he is doing. Turns out he came back to look at the house again and saw the second guy pull up so he was telling him he was looking at the unit and wanted to know what number 2 was doing there. I politely told him I was showing the unit to several people and he needed to leave. That’s an auto disqualifiy as far as I’m concerned, at best he’s pushy, worst case he was trying to intimidate the second guy. Just wonder if you guy/gals agree. --71.248.xxx.xxx

J [FL] I think you may be on to something there. In my area they have recently built several luxury apartment complexes, I’m talking really high end apartments with indoor heated pools, gyms, and concierge service, but they are having difficulty getting them rented, as a result they are offering incentives such as waiving the fees for garaged parking spots, and reducing what they are asking a month for rent. Because of this I lowered my rent from $1600 a month to $1450 to compete as most other LL’s in my area did as well. Maybe that’s the reason. --71.248.xxx.xxx

#1 is pushy. My question would be how competitive is the market. If the market is so tight that apartments are rented before they even get to open houses or showings, it could bring out stressful behaviors. You are not alone. I have a recent vacancy now after a long time of being full and it’s like the Twilight Zone out there now. I’ve gotten about 50 responses in 1 week because the market is tight. Out of that 50 a record number have replied to the prescreening. I’ve found not even 1 that qualifies yet. I’m certainly not going to lower my standards. It won’t be long before I start getting the passive aggressive emails from the ones that see it still listed and can’t imagine why I won’t rent to them. Amazes me how many people in their 30s and 40s with a spouse and several kids insist that they don’t have any rental references. Even better... the ones who want to rent a $1000.00/month home but only make $1200.00 a month. I always schedule group showings and it is interesting how it irritates some applicants. --71.10.xxx.xxx

Careful friend. This encounter sounds a lot like your otjer post.

You can NOT deny until he has submitted an application.

First, no need to stagger appointments. More than one person can walk thru a house at the same time. Usually one is a little early and the next is a little late. Helps breed competition.

Next, HAND every person an app. And have spares on the counter, available to everyone.

Why did this turn into an argument? This is a people business, not a house business. As any professional would do review what you did and said to learn how to diffise and also make certain you did not raise the level.

And know that when dealing with the public some people are weird. All you can do is be safe and keep moving forward.

Perhaps #1 knew #2. Maybe they are related or dated the same girl. Or maybe he was off his meds.

THIS is why I stress personal safety, no home addresses, and I use a nickname when dealing with prospects.

I can't imagine that a LL in MA would have to lower their rent by almost 10% to get it rented in our current rental shortage. Rents in Boston & the surrounding areas have gone up well over 12% in the last year. In my market studios & 1 bedroom units in older but neat & clean buildings are renting in this price range without much down time.

As far as your 1st viewer encountering the next viewer, I've had similar things happen especially during an open house. Hopefully you explained the situation to the 2nd viewer. As far as the 1st one goes, if asked I would allow him to fill out an application & screen it following my normal procedures. Of course as you say "he's pushy" & this will factor into my decision process.

JKJ - a few questions before I go into the confrontation of the prospective tenants.

Is the $1,600 a month that you WERE asking/getting the same amount or higher than the "new" apartments? What are the differences (other than the pools, etc)?

If the new places are the same as yours but are very new/updated with all the amenities I may understand BUT then you should be looking to see if they upcharge for those other amenities. Just because they have the pools, garage, gym, etc. there may be additional FEES or charges for those in order to use them. So the $1,600 could be for a small, one bedroom "new/updated" apartment but doesn't include all of the other amenities where yours is $1,600, 3 bed, living room, dining room, garage but doesn't have the "bang" of being "upgraded".

Don't sell yourself so short. In the above I'm just guessing at what is offered in both (theirs and yours) so obviously you need to figure that part out. I am only illustrating that just because they are "offering more" don't assume it's all included. In addition, you are stating THEY are having trouble filling their places as well and are now "dropping" and offering things "free" or for a less charge. Watch it here … they may be doing that for a few months then raising it back up or whatever. Don't believe everything you are hearing.

I would make an appointment with them and go through the place. Check out your competition … maybe they really aren't YOUR competition.

As far as what happened with the prospective tenants - yikes. I do try to stagger them in showings. Specifically when the current tenant still lives there as I don't want or need a ton of people milling about in the apartment.

If it's vacant - I may stagger but I'll also throw some in if they call and pass a pre-screen. I have gone more for the stagger since for some reason, many prospects will just assume the other person may get it and not apply. I then get no applications. So now I typically stagger the appointments.

Back to the confrontation - I would have said "look, this isn't anyone's apartment yet so until I receive an application and you've heard from me that you're approved AND leases, money, etc have transpired there will be continuous showings." If they have a problem with that - that's THEIR problem.

I had a tenant take my sign down off the window once and I asked them "why did you take that down"? They said "because I want the place". I said "then make application and we'll see how it goes - until then, that stays up". They couldn't get their application in fast enough. LOL --69.201.xx.xxx

The first guy might have anger issues. You don't want that. I have seen that reaction before. I had a new tree and brush crew that I hired and I found out there were all from an anger management group. You are describing some of the behavior I observed.
