So, I'm one of those guys that has a 8-5'er and doing rentals. I've avoided making this post for a while to see how things are going to shake out. Due to circumstances beyond my control, I was forced into retirement. I am now doing rentals full time. When this happened, I thought about doing rentals full time and I also thought about getting another 8-5'er. Since I've been doing rentals full time for a while now, the freedom from this is indescribable!!
To start out, I have implemented zero tolerance even stricter. This has brought more money in immediately. My books are more caught up than they have ever been too! My bookkeeper is loving me for this one! I have also acquired 2 more properties in the last 2 months. Additionally, I have 3 more coming on board next week. I have staff meeting every Friday afternoon (my girlfriend and I go down to the local watering hole and chat with the other regulars).
I have wanted to go full time for quite a few years. When my company had the layoff, I was pretty much forced into it. It's scary as you know what, but it's working! None of the things I am now able to do I would have been possible if I was still working an 8-5'er. I have to thank you all for all your help over the last couple years. The tips and tricks yall share have allowed me to implement processes and save me time, make me more money, help me expand and give me more FREEDOM! Truly, thank you all!

Well done Doogie. You have put yourself in a position to succeed even when a lot of the control you had left your hands. That is the definition of success...and freedom as well.

He quit his W2 job in 2012. Since then we have added at least one new property per year including already one in 2019, sometimes two per year, and sometimes they have had two units.

JB - small hometown bank that I have a long track record with. They know me, know my business, have learned I take risks but only calculated ones and also know I pay them on time every time. The bigger banks wouldn't even talk to me.
WMH - Thank you! I still work, but it's on my schedule now. I will be working this weekend, but now it's because I want to. Not because I have to like before. Big difference!

Sometimes what is considered a set back to some can be an opportunity. Looks like something was forced on you, but because you were well set up, you made something better of it.
I remember how much I wanted a certain job in my early 20s. It was not a woman's job then, and I was turned down because of that. I took it a few steps in court, but realized that I would not want them to be forced to take me and that would not be good for me. In the end it was great that happened because another opportunity soon opened up for me and I did very well with that. Retiring with a decent pension at 56. --108.4.xxx.xx |

I guess I need to keep pounding the pavement to find a banker with half a brain. I know they don't exist in the big banks, but I haven't had that much luck with some of the smaller ones in my area either.
I can show them bank statements, tax returns, little debt, an 800 credit scores, etc. They still come back with, "We will give you credit for 50 percent of your income and subtract all of your expenses."

JB, it might be those two state initials after your name. I would think that has bankers a bit gun-shy right now, with all that new legislation shaking out. Maybe a credit union would help?

I'm happy that you were able to position yourself so that when the unexpected hit, it was a blessing in disguise. :) I've been there-- feeling powerless when I was laid off, and scrambling to replace my income with something else.
