Can you be more specific? Does it just "not show up"? Or do you get a little message about it needing to be reviewed because of content? Some keywords will block the message -- even words that you'd normally not think were an issue.
"Not showing up" is different than "gives me a message that it couldn't be posted without being reviewed."

Right, so that means it has content that get picked up by the filter. You can try to re-word it but, again, it is sometimes not obvious which words are triggering the filter.
So, either try to re-word it or wait and hope that the webmaster will find it soon and post it for you.

i am a small time LL, I am looking into buying a small complex.
Property is 16 units with 1 occupied by property manager on site; All 2/1. This is key for me as well, a PM on site that has been there a while
Ask is 830K
Income is 123K at zero vacancy
NOI is 83K
Utilities only Water by LL, all other by tenant
Condition is New floors, new water heater, painted in and out. 8 units have 2 have roofs replaced, other 6 are old
Tenants are all market except 1 section 8
rents is $50 below market; under $700 range
My offer is 750K (unfortunately its through a wholesaler and not direct to owner)
condition is plumbing inspection, roof inspection with no immediate replacement (wont get more than 1 - 2 years from some roofs)
Funding: Why this is anon. I can liquidate a few things and get 350 together in less than 3 weeks; I can get another 100/150 from parents; need about 300 raised from friends until a commercial loan can be approved. --168.88.xxx.xxx |

I needed thoughts on the deal. Down here its hard to find 2% deals. there is little additional equity. Plan would be own for 7-8 years and sell. I dont see this as a HOT area or becoming a hot area.
Crime is low in the immediate surrounding. prop is next to a church on 1 side and other side is multi.

To raise the 400K additional, i was planning to reach out to freinds and family. offer them a 10% interest loan - 100 days. If i can return sooner they still get interest for 100 days. if i get delay i would add in 2% extra.
