The cost of damage makes refinishing necessary, for example smoke damage remediation is not painting - it is seal/prime and refinish, in my area we pay 250-350 per room, I have been charging a double rent value deposit for about 8 years now and when tenants allow guests to ignore the smoke free place they rented in the beginning this damage gets charged to them and they have to get repaid from the guests.

The paint I buy has a 20 year warranty, which to me means if you treat it properly it should last AT LEAST 20 years. If you scratch, scuff, or ding it according to the manufacturer that is NOT normal wear and tear and the warranty is void.

Warranties have value: the tenant just destroyed your paint and your warranty.

Therefore, I always charge for repaints & touch ups. --173.20.xxx.xxx
