I was wondering if anyone has experience of offering alarm systems with their units.

We have bought some SimpliSafe systems and are going to be installing in units we have empty and are working on because we have been having a rash of break-ins and it is getting worse.

We were thinking of adding an option to prospective tenants to keep the alarm for $10-$25 per month for the alarm and they would be responsible for cost of monitoring, which for that part they would deal directly with SimpliSafe if they so choose.

Also thinking of just providing the system no charge with some of our A & B units just to stand out above our competition.

Any experience or thoughts would be appreciated.

I don't know how much these cost. Since you already purchased them. Why not just leave them if the tenant is going to pay the monthly fee. I wouldn't add a monthly fee to me. I might raise the rent by $10 if they are that expensive and not lower it if they don't want it. --108.4.xxx.xx

I would stay away from Lasershield. It's more expensive and it goes off whenever the power goes out. Unless they have fixed that glitch. I had the police show up at my vacant rental because the new tenants didn't get the utilities put in their name when they were supposed to. --72.188.xxx.xxx

Greg,

We have multiple SimpliSafe systems in place both for my own protection at different buildings and in rentals.

The equipment is simple and easy to install. All wireless. My tip is to SCREW the sensors in place. The sticky tape does not hold in the heat of summer. Up to 5 video cameras can be used when wi-fi is available.

I can control MY systems on my phone.

We charge $20 per month for the equipment. The res pays for monitoring if they choose.

To un-install we just remove the base unit (the "cone" plugged in to regular 110v). For the next res we just bring back the base station.

Like you I am considering including these in my nicey nice homes. People LOVE tech!

They came out with a new model so the old model is avilable at a discount. I buy the refurbished units. Individual pieces like sensors and sirens are easy on ebay.

We have one system that covers two buildings which are side by side.

BUT...

RING recently announced a system with $10 /mo monitoring. Cheap! Ties into the doorbell and more.
