I went full court press with advertising today between craigslist, zillow and FB Marketplace. The google form I created for pre-screening is very effective and has been a proven time saver in two ways; it organizes the process far better and captures in information I need to make a quick decision on showings. The vast majority of people don't respond. I consider that a self screen as it takes less than 5 minutes to complete the questionnaire. That doesn't stop the stories. The word got out that there's a vacant apartment and someone got a hold of my cell number to call me directly. I use google voice exclusively now, but had my cell number out there previously. A young lady calls me up crying about the fact she's about to be separated from her three kids unless she finds an apartment. I cut it off and tell her there's a pre-screening form she needs to complete and I'll text her the link. She completed the pre-screening form and here's a summary:
---On the current job since yesterday. Was on previous job for 7 mos.
----Indicates poor credit history
----Was evicted 6 months ago
---Looking to live in a one bedroom apartment with three kids from age 1 to 5
----Has two emotional support cats
----Is moving because boyfriend is in jail and she has to leave the current place she's in. I google the address and it seems a big drug raid occurred a few months back. They busted some folks for selling heroin. I'm guessing one of them was her boyfriend.
She offered to pay a double deposit and claimed she had a co-signer. Can you imagine the complete nightmare she's going to be for someone and how big of a wreak she'll leave any apartment?

Sounds as if she is involved 1 way or another in serious drug use and circling the drain as far as loosing her kids. Very sad what heroin does to a humans priorities and decision making. She’s a grenade and her kids will absorb the shrapnel unfortunately. --71.248.xxx.xxx |

Unfortunately, she sounds like the majority of the homeless population. I feel for folks that are addicted to drugs, bad decisions, and the associated challenges they face in life but there are consequences for bad decisions. Clearly not someone you want as a tenant, hopefully your cell number didn't make it to too wide of a distribution.
Unfortunately, the kids are the ones that suffer the most. It's a flip of the coin if they will be better off in the foster system but the courts are charged with figuring that out. --50.26.xx.xxx |

And to think most LLs would drop everything, skip dinner with the family, and go show her the home, only to stand there listening to the drama story.
Too MANY would "give her a break" and sign a lease. 90 days later that LL is posting here asking how to get rid of her.
I truly feel sorry for folks in this position. I suspect they don't really know how to break the cycle.
Without getting to churchy, as I watch church attendance decline it seems the applicant quality declines at the same rate.
People need a support system. It's free at a church!
