I have a tenant who got mold in her restroom, she has a ventilation fan and swears she turns in on when she is taking a shower. I seriously doubt it because this house in central heat and air and this past winter told me that she refuses to turn on the central heat because her light bill will be to high. She is one of my section 8 tenants and called the housing authority to report the problem and they told me I need to provide her with housing while the problem is fixed. I will speak with the inspector and voice my concerns about how I belive she refuses to turn the ventilation fan on in the restroom because she dose not want the light bill to be high but of course I can not prove that is the case. If anyone has dealt with something like this before or has any advise im open to suggestions. Thanks

I wouldn't call the inspector. Get the light and fan wired together at the box. She won't have a choice then.

Black wire to the light and black wire to the fan, wire nutted together with a pig tail to the switch that has constant power. Abandon the 2nd switch. Or call a pro if you get nervous. --50.107.xxx.xxx

What Small Potatoes said, or change the switch so that when you turn on the light the fan comes on no choice.

Also check the duct work from the fan to the exhaust vent to make sure it isn’t blocked so it is working correctly. --75.50.xxx.xx

One other point. Are you sure is really mold and not just mildew which can be solved by a little elbow grease. Had a tenant call code enforcement, and the inspector came in and was like that is just mildew. You need to clean and if don’t that will happen.

When you call inspector let him there is a fan and will the tenant qualify for any electric or utility help cause she is living on a tight budget and may be causing the issue. In the mean time i would install a new fan, more high powered and yes it will be hook up so it will run when the light is on. She maybe showering in dark or my candlelight. Clean it up, prime and paint with high gloss no mildew paint. Do everything you can as fast as you can... like tomorrow... and then call the inspector. What does your lease say about housingkeeping and mold? Give her written instructions to run fan 10 minites before and after any showers or baths. I replaced all of my old bathroom ceiling fans with those expensive quit ones, no noise. When the tenant turns on the light switch the fan goes on automatically. Just last week a tenant had some shower curtain mold. When I checked the bathroom fan I saw the tenant had unplugged it -- the motor pulls out and comes unplugged from it's housing. I replaced the shower curtain and then wired the fan into the fan's electrical box so it couldn't be un-plugged. --47.156.xx.xx

Take a look at this moisture sensing fan switch. I have put these in my most expensive houses and will put them in the others as the current tenants move out.

In one house, I had the upstairs carpeting steam cleaned and the moisture in the house actually triggered these bathroom moisture sensors to kick on the bathroom fans. --99.165.xx.xxx

Mildew neglected for extended periods could form mold, tenant needs housekeeper to clean up wet towels, clothing left laying around randomly absorbing moisture, open windows to let more mold inside - OH just ignore telling tenant this.

Wiring fan to run with light is a good idea if they can not afford cleaning help.

Amazing how little common sense some people have. Imagine calling someone on you, not thinking you might can do better in the way of tenants. Too bad they are so entitled!

Cleaning properly & adequate use of hvac systems will eliminate most of that problem.

Unless you have a major problem like we had, when we installed a heatpump in a cinderblock house. After scrubbing walls, painting with kilz, and painting, we replaced windows, added insulation in attic, and covered crawlspace with plastic before controlling problem. --71.219.xx.xxx

This is a problem that comes up, even if you rent to non-section 8 folks. It has to do with poor housekeeping habits, and is most likely caused by the tenant. Treating is simple, the EPA has instructions online.

With section 8, they force you to fix the problem and provide alternative housing. Meaning: our section 8 tenant can do no wrong.

If you have a window, they don't open it after a shower.

If you have a fan, they don't turn it on.

If you have a fan activated by the light, they don't keep it going long enough.

The result is always mold.

The answer is: tell the tenant to comply or else. With section 8, do what you have to do as soon as an opportunity comes along.
