If you are a landlord that expects your tenant to call you when there is damage or something broken at your property I have a personal statistic for you. 16%.

Last week we had a huge wind storm here, meteorologists called it a "bomb cyclone", roofs blown off, electricity out all over town, trees down, lots of damage. I've been patching roofs for 5 days straight.

What percentage of tenants called to say they had roof damage? 16%. Many of these houses had shingles strewn around the driveway and yard so it's not like they easily missed it, they simply do not care sine it isn't impacting their life. Fences on the other hand affect them, or more specifically, their pet. Everyone with fences down called to report , many also had roof damage but didn't mention that. So what do I take away from this? If there is damage that does not impact a tenants ability to use the facility they will rarely call you.

If you never do periodic inspections, how many leaky roofs, drippy water heaters, leaking P-traps and the like do you have rotting away your investment? Take the number of calls you received over a given period and figure you have 84% more unreported. --50.26.xx.xxx

Exactly why I drove around looking at all my houses last week after the wind. Only found one problem, wind turbine had blown off. She would have never noticed, a couple years ago had big winds, one tenant called to say a large tree blew over in the yard, few houses over I noticed a tree laying on one of my roofs. I called to let her know I wouid be on the roof, she had no clue, said she thought the tree was growing a lot. Folks, this is why we are in business, clueless people. --166.137.xxx.xx

I agree 100% I only own a 2 family and live in 1 unit and rent the other so I am here constantly. But I can’t tell you the times I’ve gone to replace a smoke alarm battery or do a quarterly apartment inspection and found faucets that are leaking, or a running toilet that was never mentioned. I make a point to try ask at least once a month when I run into the tenant outside if everything is all set in the apartment, anything need to be fixed. Answer is always nope everything is good, then find the faucet has been dripping for weeks. If it doesn’t affect the tenent most likely you won’t hear about it. The exception is the “high maintenance” tenant, they will call about every conceivable thing possible. --71.248.xxx.xxx

I agree too. I do inspections at least twice a year and I do a drive around after big storms. Tenants ignore trees fallen against the house as long as they can get out the door, leaky roofs, leaking drain traps. They don't care. I think some of it is not wanting me to see house. I have long term tenants who have to clean house before I arrive and last year I waited a week for her to clean. House looked fine, except stairwell where roof was leaking and plaster falling off wall.

If they do tell and it's a millennial, they tend to send a text picture only. I got a picture once of a pizza box with a big blob of white on it. I sent back,' Why do you put whipped cream on pizza?' Tenant responded that's plaster from ceiling because roof leaks. --216.23.xxx.xx

I pulled up to one of my single-family homes back in December and the facia board had ripped off the front of the house and was dangling there. The cable company had come in and ran cable from the pole to the house and then down into the living room or whatever and the facia board was just dangling there from the anchor point that they put on the house. Strong wind or something must've pulled it loose or maybe a branch fell, I don't know. Tenant never called. --50.107.xxx.xxx

Yep, that's why we do 3x/year inspections! Even that doesn't catch everything, but I've caught a tenant who had water leaking onto the bathroom floor from the supply lines on the back of a claw-footed bathtub who never called. I walked in an immediately heard water running. When I saw it and showed it to her "Oh yes, I meant to tell you about that."

AAAAAGGGGH!!! Floor underneath rotted. $500 repair in addition to fixing the tub leak. It was winter so I didn't evict right away.... to my regret. 2 months later when she called whining about it being cold (in spite of the indoor temp at 72) for the third time I'd HAD IT and I went over and handed her the non-renewal (M2M rental) I was carrying in my pocket. My life improved dramatically 30 days later. No regrets.

I'm not sure it's not caring as much as it is lack of education. I have a tenant whose water bill kept climbing. I asked her to check everywhere for leaky faucets and running toilets. Nope, everything was fine. I went over for an inspection and the tub spout was running water in a steady stream--so she didn't hear the "drip, drip" of a leak. And the water heater was leaking at the base. Silly me, I hadn't asked her to check that.

It doesn't bother me too much. I get in for periodic inspections and catch most things that way. I'm actually glad they DON'T call me for every little thing! If they don't notice it, it doesn't bother them and I fix it before they notice. --204.210.xxx.xxx

And here I thought I was the only one! For sure, my 'favorite' tenants of 20 years never called about anything until it was beyond repair. Leaking drain pipes under sinks, rotting the board, clogged kitchen sink. Usually heavy build up of cooking grease. Required a plumber every time they finally told me. When the finally moved back to their 'home country' I found the sink totally clogged with grease again. They never mentioned it. Toilet needing 6 or so flushes before stuff went down. Not a big problem except it indicates that my sealed sewer pump was clogged or the float wasn't functioning. Big problem because eventually the sewage backed up into the adjoining house. That tenant told me immediately. When asked how long the toilet wasn't flushing right, the answer was always 'maybe 2 weeks, maybe 3'. Ohhhhh! --68.8.xx.xxx

Here's what I've gotten so far as I knock on the door to tell them I'll be on the roof:

1) Tenant standing on front porch with shingles laying all around: "There's roof damage?"

2) No one home, I'm on roof when tenant pulls in, has to drive of the edge of the driveway to avoid a rolled up ball of shingle pieces in the driveway. Tenant says "What are you doing up there?" Me: "I just thought I'd come up here to enjoy the sunshine today, would you hand me that lawn chair and beer cooler in my truck" (not really, I just thought it).

3) Tenant at front door: "Oh I need the fence fixed first for my dog" Me: "There's a big storm predicted Friday night and your living room ceiling will fall in if I don't get this fixed" Tenant: "oh, ok I didn't think about that"

4) Tenant: "Yeah, I meant to call you about that"

5) Tenant: "Did my wife call you?" Me: "No, I didn't get a call" Tenant: "How did you know to come then?" Me: "I'm clairvoyant" Tenant: "wow, that's something"

Shingle roofs are like renting a roof where life expectancy is lower then other types of roofs along with severe winds shingles blow off then roof starts to leak. Metal roofs are more expensive upfront where over the long term the cost is lower as the roof will 2 to 3 times longer along with more wind resistant. Most European countries do not use shingles or fiberglass insulation at all. As a roof requires replacement then start to look at other options. People are very removed from how things work, and notice what they notice, not what might be right in front of them. I laugh after I leave the dentist’s office when my dentist goes on a tear about flossing. Dentist doesn’t notice he has halitosis. (And if he is close enough to my face that I can smell it , he should be masked. Yuck! )

Somewhere, there is a balance, (that I doubt I’ll ever achieve) between tenants telling us about things in a timely fashion and driving us stark raving bonkers with every little thing. And, between us doing timely inspections, or depriving tenants of quiet enjoyment (driving them stark raving bonkers.) .

Sometimes with tenants, just like with kids, quiet means trouble. Better go check on the kids. *grins* --70.92.xxx.xxx

Here's one I dealt with yesterday. Tenant calls me and tells me both ceiling fans are making loud noises. OK, I say, call me when I can come look tomorrow. No call. I call late in afternoon. No answer. So yesterday morning she calls and says I can come over now. I go. She says the fans are no longer making noise. When did they last make noise? LAST FALL. Then they didn't use them over winter. So now she tells me she cleaned them and tightened the glass globes on the light arms. Presto. No more noise or vibration. She may have been scamming me for new fans because she told me with the first call that they would buy new fans if I paid to have them installed. That's a no go because the fans have to be the kind that are flush to the ceiling with no hanging parts. There are inspections for fire etc. and I would be told to remove any that are to low for safety sake. So I told her that on the phone that we can only have fans that fit the codes, so no she can't pay for new ones etc. I'm thinking her psycho granddaughter, who seems to be staying there a lot, complained that she didn't like the fan. Now, suddenly it's not broken. But really, if all the globes were loose, and they are heavy, that would unbalance the fan. Glad they didn't break because of that and the late reporting of the problem. Bad decision making is a life long problem for tenants. --173.61.xxx.xx
