For him, there is ALWAYS something to repair or check on, it seems. Or some improvement we could do.

For me, there is always an upcoming end of lease to renew at least, or an unexpected end of tenancy, so some minor sleuthing on prospective residents and the paperwork and money shuffle.

But when there isn't: I read books, he reads digital newspapers, watches the news, I post here, post on another chat group I've belonged to since 2002 (we "meet" every day, same people from across the country.)

Clean my house if I'm in the mood which is extremely rare.

We do Aerobics 3x per week, and Tai Chi twice a week. DH has started lifting weights 3x a week in the morning. If you are over 55 all classes free!

I volunteer with the court system as a Guardian ad Litem. Sometimes that's almost a full-time job depending what's going on. I've been on a case involving three kids for over a year now. --50.82.xxx.xx

Since I do not have a wife to unload all of my LLing bookkeeping chores on,...I have do that job also, which I hate. I even have to do my own laundry. I do have a cleaning lady that comes in and cleans my house though.

Also, once every 2-3 weeks, I do a 'drive-by' of all my rental houses. I take a camera with me and if I see a car parked in the front yard or anything that needs immediate action, I stop the car and take photos. I need to do that today. --68.63.xxx.xxx

You're a real pal, Roy. Another round of Coors is definitely in order!

So, to clarify: I COULD be a full-time land lord now in that I only owe money on rentals, so we have our home and cars all paid off and college funded for our kiddos. Our rentals throw off enough cash flow to meet our daily living expenses, plus a little "beer and fun" money.

Today I choose to keep my FT day job because it pays well, it is interesting, and it's going to help us achieve some other financial goals sooner. But thinking in about 7-10 years I'll be ready to hang it up. The one downside is being on call for a week once a month. I hate late night wake ups. But those are rare and acceptable for the pay.

Here are three things I am doing today that would vastly increase with more time:

1) Volunteer at Convoy of Hope, a locally based disaster relief organization. I'd like to be able to go with their "boots on the ground" response teams. They're in the Nebraska now giving out supplies to folks who are flooded and also internationally helping out with the cyclones in Malawi and Mozambique. Today my sons and I help out by packing food supply kits in the evening and sorting clothing and shoe donations.

2) Assist shut-ins (sick / elderly) folks in our church. It's important that home bound folks not become isolated, so I would help them run errands or take them to Dr. appts, as well as just visit for social time. I made a good friend about 2 years ago doing this...he was on kidney dialysis, but recently received a transplant and it doing well.

3) Travel the USA. Our country is amazing, and I want to see more of it.

4) (yeah, I know I said three).... Start up a home-brewers club.

I am full time now, but I live on a 70 acre farm so there is always lots to do. I have flower gardens everywhere. An acre of vegetable and fruit gardens. My garden specialty is watermelons. I have my own pond with a nice sandy beach.

Increasingly also, I am a caregiver with a mother entering/already in end stage dementia. a diabetic dog, and a quadriplegic cat. --216.23.xxx.xx

I have a big problem and there's no cure. My only child is not remotely interested in real estate or business of any kind. She has drank the kool-aid of liberalism and social justice ideas. She is and wants to be an hourly worker at a place with benefits. She has an expensive (and in my mind, useless) college degree and is drastically underemployed. A common situation for many millineals these days. She has absolutely no interest in starting any kind of business: not in rentals, flips or anything like it or any kind of business whatsoever.

I'm a hard core conservative with a "if you want it, go get it" attitude.

I am alone.

If I leave the rentals or any business to her they will simply be sold at auction or abandoned. She has told me she will not even go to look at a single one. There is no talking to her about any of it. Any attempt only leads to extreme arguments. I've been told I should just sell everything and move into government housing and to "just leave cash, because nothing else is wanted".

So, I'd rather not do this, to be polite. I will not!

Instead, I push on, doing what I outline below.This makes her furious and remote.

I've formed trusts to hold and operate the rentals and businesses. They have instructions to continue building more rentals and businesses. She will NEVER be in control of my rentals or business. She will receive a stipend to assist with housing if needed. The rest will be reinvested to grow the trust indefinitely with a small amount to animal shelters.

So, how do I spend time? As follows:

Trying new ideas.

Looking for more places. Find and fix and follow my formula.

Looking for honest, hard-working partners.

Working on a new startup idea -- I'm doing a industrial building and will sponsor entrepreneurs as an angel investor/ vc investor by providing space, utilities and participation in their companies. This is designed to allow me to help aspiring entrepreneurs and to own a piece of their companies. There's no end to opportunity!

Roy as an example today I was up at 6AM. Have a house that is 2 sty with 4/3bat 2 living rooms. My wife and I and son went over to get the painting knocked out with our man and his wife. We finished painting by noon from start time of 9am. Picked up some materials at my warehouse and shopped for new lino for kit. Also I have a few properties coming up so I pre purchased some supplies. I hit the gym for 2 hrs 6 days a week-- play racquetball with 4 to 8 other retirees.

Yesterday I put 6 lease packages together and sent them to the manager to review and package-- got them back a few minutes ago and will review one last time and seal up. Reviewed next months expiration's to prep for that. 6 coming open next month. Who gets what type of increase and most important when they will expire.

Checked my paperwork for my HI cruise coming up in May for 17 days. Side trips and rental cars-- and most important the flights to HI and return from Vancouver. Life is great-- not just good Roy.

4PM and my partner has left the office and I'm typing here to you.

Placing property on Craigslist and zillow and have the ad for the window ready for tomorrow. Plenty to do. --99.103.xxx.xxx

Today washed the walls of the recent empty where Mr. No Job Car Detailer and his wage earner girlfriend lived. Cleaned blinds. Handled laundry service I have for tenant with no washer and dryer. Picked up trash in yard. If there is no rental work that day I shop for groceries and keep cleaning up after three small rescue dogs. I feed birds which takes an hour because I have slowed down and there are a lot of feeders. I sell stuff on Ebay since NJ property taxes are huge and I want to keep ahead of that. Social security plus rents plus investment income just does not keep up with the bills. --73.248.xxx.xxx

This week has been crazy, we had a huge wind storm and I've been patching roof's all week. I have a handyman working fences and a roofing company lined up to replace 2 roofs that were totally destroyed as soon as they can get to it. This is not normal though, I'm ready to get this behind me.

Normally, I have a house that I'm remodeling, not getting in any hurry with it. I've been working on it about 20-30 hours a week for 6 months in between everything else I do. I have a young man that I'm teaching some basic trades craft so he comes by and helps some. Should finish it in the next month or two. Guess I'll put those hours into finding another one once I finish.

We have a trip to Israel coming up, this will be the 2nd big trip in the last year. Many more short 3-7 day driving trips to sight see, visit friends and family, or go to events, Baseball games, concerts, horse races, and the like.

I have a couple of groups of friends that meet for coffee weekly that eats up the better part of two mornings. I volunteer some time at Church and teaching. I also get roped into helping with construction at Church and for some of the widows. I also read a lot of books.

Wife still wants her kitchen remodeled, but somehow I can't seem to find the time ;) --50.26.xx.xxx

Full time LL myself and the wife doesn’t work either. I wake up when I wake up, drag myself to the couch after pouring myself a Dr Pepper for breakfast. Turn on TV land and watch Andy Griffith for while, after that Bonanza comes on, then it’s Gunsmoke. Then it’s time for a morning nap. Then it’s off to lunch. Sometimes I will meet other landlords and hang out a couple hours. Then I’ll usually drive around my neighborhoods. Sometimes I’ll help another landlord with a project, just to beat the boredom. For a while I was buying old cars and fixin them up, but I now I have too many. I look forward to that one or two service calls a week. Last year I only had two vacancies, made several trips out of state. . I do enjoy a turnover though, gives me something to do. Maybe I should learn to play golf. --75.141.xxx.xxx

Bible Study Fellowship Sat morning, great friends and God’s Word, then teach BSF Children Monday evening. Studying King David in Samuel 1&2 right now.

Facilitating Dave Ramsey’s Financial Peace University at church.

Spend about an hour each day checking with workers and projects.

Spend time here.

Phone sessions with mentoring students. Helps them and keeps me sharp.

Editing my book.

Can drop everything and play with grandkids.

I tore down the one home, lowered the basement 17” on the other, and did a very large addition. I am just finishing drywall and should start painting this week. I have been a full time LL for 5 years.

When I get close to catching up on rehab projects, I buy another house.

I took a 2 week family vacation last year (first time I have ever taken a 2 week vacation) and took another 2 weeks to drive across the country visiting 6 national parks.

One Son and DIL buy a rental or two each year and need help getting the houses ready to rent.

I will take a week or two to visit the new grand daughter when she arrives next month. We will also take several vacations this year (2 or 3 weeks at the lake and another cross country trip).

Another Son and DIL are getting ready to buy their first house. I suspect I will be used to help with several projects.

The local LL group meets weekly. Even though I do not have much experience, I enjoy mentoring new LL.

The church always needs help.

There is a group of retirees who work at the scout camp one or two days a week. They are looking for more people to help.

I would also like to take some vo-tech classes to improve my plumbing, electrical, and hvac skills.

I would also like to take some computer classes.
