I am thinking of using Rentfax-- to hopefully define accuracy how much i should charge for renting my unique rental. located near a verge large university.

.Would anyone of you LL please comment your experience using this firms rental data!

Or how about other data sources out there you know, you would-also recommend to help me determent a accurate rental rate for ths unique property?--- thanks for any help. --24.251.xxx.xx

Free? I would not substitute a service like this for my own judgment of my local market. To do so may cut my profits short or waste my time in getting home rented. I have used rentometer and zillow to get an idea of my market. But i do not think tenants use these tools, they are totally budget driven --99.203.xx.xx

I don't trust a database to tell me what rents should be, there's too many variables that can't be analyzed purely within a database. For example, condition of a property, whether it sits on a busy street, etc. These factors can make a huge difference in the rent rate.

Personally, I would start with Zillow looking at the properties within a few blocks. Pull up the pictures and find several that have as close to the same amenities and condition as yours. Also, look at how long they have been listed, throw out the ones that have been on the market for weeks. This should give you a petty accurate picture of what the market will bear. --50.26.xx.xxx

Don't know about rent fax. Zillow can be useful - if you just look at what is currently available & compare the photos / amenities to yours. Do NOT look at the estimate of what the rent "should" be - they are way off. I like realtor.com as a source for comparing currently available rentals to mine, as well as anyplace that landlords put ads online ( hotpads, craigslist, etc). --68.10.xxx.x
