Got a kid who's currently living with his parents. Has a decent job but this will be his first apartment. I've been the first LL for a few young people between apartments and rooms. The majority have been decent. There were two duds and one of those I had to evict.
Kid is looking for an affordable apartment and has been on the job for a couple of years. I've not run credit yet, but I expect he has none. That's not uncommon. Income meets my requirements. The employer is local and he's been there a couple of years.
Would you take him? --209.122.xx.xxx |

Double deposit if everything else is good. I've taken a lot of double deposits over the last 2 years. --50.32.xxx.xxx |

Absolutely YES!
Stable & sufficient income, working within his budget - good signs. Just lay out all expectations right up front, and act swiftly if he tests you. Teach him to be a good tenant for the rest of his life. --68.10.xxx.x |

I don’t mind being a first landlord if everything else checks out. I do take the time to set clear expectations. --24.61.xxx.xx |

Lack of land lord history is on my list of "fixable" issues. If everything else is golden, then all he'd need is either a rock-solid co-signer or extra deposit.
Be sure to stop by his parent's home for the 2-minute in-home visit. --173.20.xxx.xxx |

Run a credit check where it maybe possible a rental address will come up along accessing how bills are paid. In Ontario which has very low or no vacancy rate most are only accepting those with scores above the 700. --142.112.xx.xxx |

Double security deposit. If Mom and Dad want to help out they can put up the security deposit money. This is assuming everything else checks out on the application. --67.165.xx.xx |

In NH we can not take extra deposit so yes, I often require a co-signer in this scenario. --24.61.xxx.xx |
