As you likely have already heard, the legislature in Oregon of course just passed the first statewide Rent Control in the country.

Now they are at it again. As of February, they are looking to ban Pet Rent charged by a LL.

Bet you that goes through also. Gotta love it. They won't be happy until they run all the landlords out of the business....okay but then who will they have to go after? --24.20.xxx.xxx

That used to be. But Oregonians are no longer the majority of residents in Oregon. They now get out-voted.

Californians who ruined their own state moved to Oregon because it was cheaper and less crowded and then immediately set out to pass the same sort of laws that ruined California.

Sounds like rents in OR will be going up across the board. Everyone will be paying the pet rent now whether they have Fido living with them or not. It'll just be included in the base rent from now on.

Invite one of those legislators to see a house that has been dog or cat damaged. I was able to do that by showing a unit to an administrative assistant for one of the local Senators. She saw it before it was fixed and was able to see the kind of damage one cat can do. The legislature decided not to require landlords to take pets. Every other day it’s on the news about how the shortage of available rentals is causing this “ crisis” that disproportionately effects low income people. They forget they're even paying it after a few months and time just rolls on into the future.

And that's right, they pay it because there's no other option. Partially because landlords don't take them and partially because I keep my places nice, so they want the unit.

Oregons next move for landlord survival will simply be "no pets".

I charge a fee as discouragement. I don't want them, but if they qualify and want to bring them, then I deserve to be paid.

I am not aware of any state that has proposed legislation against that sort of thing, as they have with pet rent.

I have had prospective tenants ask or offer "I'll pay an additional amount every month if I can have (whatever kind of animal)". So yes, some will do it.

Personal preference is I would allow a dog before a cat - people are more likely to be allergic to cats than dogs. Some are hyper allergic so it wouldn't matter.

I don't allow pets in my units (mainly because dogs bark and certain dogs will scratch floors, leave hair, jump, etc). Cats are a "ditto" to that and more as well.

I have allowed and when I do there is typically a pet DEPOSIT - not a fee. I feel and think (right or wrong) that if you charge a FEE vs a DEPOSIT than the person is thinking "why bother cleaning up or fixing anything - I'm not getting it back anyway". I want them to clean and fix any damages to mitigate what I will have to do after they leave. --69.201.xx.xxx

Many states, including mine< already require LLs to give a grace period on rents. We have to give 4 full days here before we can charge a late fee. So what you have written here does not seem at all true already. --24.20.xxx.xxx

Example:

"Rent is $1250. If paid at or by 5:00 PM on the first, rent shall be reduced by $50. Late fees of $25 per day begin on the 2nd day of the month."

NH specifically states in the statue that Landlords can only charge 1 month security deposit.

It does not include or exclude wording about pets.

Therefore I tell every person to call their state Rep (and I give them the number) to change the law & then I would think about pets - until then - NO PETS --73.182.xxx.xxx

I an studying "Sanctuary Cities" online. Go to You Tube and search " San Francisco is a Feceshole" while using a much cruder term for feces. You will see a city filled with homeless tents, immigrants, addicts, used needles, and human feces is piles all over. The same holds for Los Angeles, Seattle, and Portland Oregon. Not shown on the news. Los Angeles is fighting a typhus epidemic which was a Medieval disease caused by rat fleas. They are now a 4th world country worse than the slums of 3rd world countries.

They have a massive homeless population with many wealthy landowners who want to have high rises and mansions on their land. Certainly not low income housing. They don't want to hurt for the homeless. Let's hurt the Landlords instead. --216.23.xxx.xx

BTW, I completely forgot to mention that a couple of years ago Oregon already outlawed charging any non-refundable fees for pets. So only pet deposits are an option...and tenants are often getting around that with the idiotic companion animal rules.

I agree that Oregon is fast approaching MA in implementing ever increasing and harsher rules for LLs. Truly sad. --24.20.xxx.xxx

For several years we have been looking for our "forever" home, someplace cooler. We looked into moving to the PNW and we spend a couple weeks up there every summer, but the unrelenting infringements on freedom in WA/OR and the increasing costs of living there killed the idea of moving there. Now I'm glad we decided against it. Thanks Microsoft...

AZ is also under attack. Now we have a socialist senator who wears a pink tu-tu. Phoenix and Tucsonifornia have 6 million people, vs 1 million in the rest of rural AZ, so they wag the dog and we get no voice. We have pretty good LL protections, but they are being whittled at. We pay twice the taxes on rentals and commercial than residential. I see the writing on the wall but I don't see any place left to go.

I think our problems as a nation go far deeper than landlord issues. We are so divided, so much is wrong and there seems no way to build consensus. Somehow we have to bridge these gaps. I feel like it's 1915 in Russia just before the bolshevik revolution, and WE are the bourgeoisie about to have our lands and rights "redistributed."
