We just received an application from a couple looking for housing. He has a felony from 10 years ago for Aggravated Battery. He has been clean since, and from all other indicators, looks good. They have no evictions, seem to pay their bills (could not find any small claims suits against them in our State Court Record System at all). and have 2 small children.

I searched Social Media and they seem involved in their local church.

Thoughts on renting to them? Yea or Nay?

I have rented to many with 10 year old felonies. People can change. 10 years since then with a clean history is a no brainer for me, as long as great rental history and good credit, income at 3 times rent. Let’s sign a lease. --75.141.xxx.xxx

Was he in jail that he didn’t get any other issues? Something to keep in mind.

Was he under 25 years old when the aggravated battery occurred? Behavior is often out-grown by about 25, so, if the battery was after that, I’d be more wary than if it occurred before someone was well into their twenties. I think car insurance rates go down after the driver passes age 25, that’s where I grab that magic number.

I had a similar family unit apply, but , I think his charge was assault, and not aggravated. Applicant just ahead of them got the house, but, yea, I would have taken that applicant. --70.92.xxx.xxx

Like DJ said did he serve time, when out?

We go back 10 years. Got fooled on the guy who smashed in his wife’s skull in our rental. Clean record for 10 years BECAUSE HE WAS IN PRISON!! For cutting off his previous wife’s ear!

Agg Batt could be as simple as punching another drunk in a bar.

Need more info before approval.

He will say he’s innocent so check court records.

He has been out quite some time. He was 18 at the time of the charge. We have not run into this type of situation before.

The assault occurred when the applicant was 18? Clean for 10 years? I’d accept.

18 yr olds are stupid. According to research, the brain is not considered mature until 22-24 for females, 24-25 for males. The difference in behavior between the 18 yr old and the 23-25 yr old is amazing. The decision making ability is often just not honed.
