She does not want him on the lease .she wants him as an occupant. She says she will be responsible for rent.

I think take him and her but since she doesn't want him responsible for lease-- and will be listed as guest-- than rent is 70.00 + for additional guest.
This happens often. Get someone signed up and all of a sudden you go by and there's someone new there.
We send out a new notice that the lease paragraph for "additional guest" that shows the charge is now in force. In your case she's bringing him in right away.

I have the same policy as Dave. All residents age 18 or old must apply and must be on the lease. No exceptions.
Explain this to the girl: this policy is for HER protection. If he's not on the lease then he can do whatever he wants and she is left holding the bag alone, and you have zero ability to go after him for it. His name on the lease makes him responsible for his actions.

All good points. So the ruling is the following :I will let them live there, I will not harass them with extra BS fees, requirements etc. I don’t care about his info. I have his ID and county records I know he is a loser who will either bring her down and they will get both evicted (which did not happen so far as she has a legitimate reason to move AND they lived together so far) or she will straighten him up depending who wears pants over there. I have a 740 credit score college grad with garnishable income. Worst come to worst I will file so called joint action looking for possession AND damages….get a judgment and she will pay up everything … 5 months 5 weeks or 5 years from now. he is a loser and I will never squeeze a dime out of him ..why bother to put him on the lease? I just don’t want to lose her. That location brings folks like him along with Takisha with no credit and no income,

In this day and age, I have no problem with a woman wanting to be the responsible one and protecting her interest in the unit. I always advised my daughter and my friends to do the same. Protect yourself. Since she has the good credit and the good job, I would take her.
I would get his information, but not put him on the lease if that is what she wants. But then I don't get bothered because I see that someone is staying at one of my units most nights as a friend or boyfriend or girlfriend. In AZ if you are not a named party on the lease you can be tossed out by police with no notice if the tenant or landlord don't want you there. New law about 3-4 yrs ago.

This guy will manipulate her and do anything he so chooses while she is at work.
This is one red flag that I don't ignore. Maybe bump the security deposit up or as MYOB said another 70/80 a month on the rent. You as the LL are taking the risk for what I call a deadbeat.

In some states, occupants gain tenants rights after a certain number of days. Just something to keep in mind.
