When did you find out about these repairs? Why did you not make them pay for them immediately when found? If, after they move out, you find that the repairs exceed the deposit, then you would need to ask for them to pay the extra or file a lawsuit. --99.92.xxx.xxx |

It's better to bill tenants for damages as they occur rather than take it out of their SD. I bill tenants for
damages as soon as they happen. These charges should be paid on or before the next rent period starts.
At the end of their tenancy you either give them a check along with an accounting of any charges against it or an accounting along with an invoice for damages that exceed the amount collected as the SD. --96.237.xx.xx |

Eviction which goes by a different name in PA, download and understand your local and state tenant rules, there you will find you are not to use the deposit money until the unit has been emptied at all food, packages and furniture so an accurate accounting statement can be calculated and sent to tenant with a check for balance after repairs. You basically loaned them the repair money and are giving free rent until you use the court to get them out. Enforcing existing rules will help you in the future.
