Gotta give this another thumbs up. I tried Docusign trial period but it seemed more difficult for my tenants (?) (not one was able to figure it out??) and it is more expensive, so I am sticking with PDFiller. $79 per year. No one has a problem with filling it out, even the least tech-savvy.

Just this past week or so I signed multiple renewals and at least 3 new leases using this method. Works great. --50.82.xxx.xx

I upload my leases in PDF format, then the program allows me to add initial and signature fields, and text fields too. I then "SEND TO SIGN" to the tenants. It's $79 per year.

All of my tenants have managed to make it work so far, NONE of my tenants have managed to make Docusign work so far! --50.82.xxx.xx

WMH, I use signnow about the same price, but I do not remember exactly.

A couple of things with signnow I do not like.

1. I can not put anything in the email when I email them the lease.

2. invitation Expiration time is 3 to 30days. I can not make it less than 3says. --97.91.xxx.xxx

Seems weird to me that your tenants can't figure out Docusign. It's the most popular online document signing system in the world and is used by an incredible number of people every day. I've used it multiple times in the past month to sign on closing documents and such for purchases.

It's fairly trivial to use -- both on a desktop online and on their app.

So, just really weird to me that NONE of your tenants can figure out the most popular system in the world? But have no problem with PDFiller which basically does the same thing?

None of the people I sent it to, John, not none of my tenants, sorry should have made that clear. I use Docusign all the time to sign purchase agreements, so I thought it would work to do lease signing. Signed up for free trial, sent it to a couple of renewing tenants and none of them could make it work.

POSSIBLY the free trial issue? But PDFiller works, and it's $79 so I will stick with that for now.

Sisco, my lease gives the tenants the Security Deposit Account info as required by law, and they deposit to that account at the same time as they sign the lease, either by online transfer or by going to the bank and making a deposit. Once I see the deposit online, I sign the lease and send them a copy.

Since I usually sign leases more than 30 days out, I require first month's rent be paid before they get the keys, not at the same time as deposit unless we are very close to beginning of lease. --50.82.xxx.xx
