I asked have any one convicted crime on.....

I realize some people may not tell me if there is soemthing filed againt them.

Because I just found the inhereted tenant daughter has controlled substance suit, but their did not tell me on the application form.

JB, I am just trying to correct myself if I asked the question wrong. You do not understand how hard for me with English problem.

My eviction attorney still need to ask me question and I still have to provide eviction attorney evidence.

Eviction attorney here do not like to evict paying tenant because it is hard to do. We still had hundreds evictions during the years. --97.91.xxx.xxx

She agreed to move out end of the month. She did not sign the lease agreement we gave to her. It is much better than doing eviction on this case.

You do not want to make statements like this without PROOF that there is drug use at your place. That is why I would want an a good attorney guiding you through this process.

I hope that’s an exaggeration or a mistaken choice of words, because if you’ve had this many evictions, you need to hire a pm that will screen properly. From reading your previous posts, it sounds like you’re renting to everybody and anybody because you’re scared of being sued, scared to say no, or just plain scared.

It doesn’t sound like it’s a matter of affordability anymore. It sounds like you can’t afford NOT to hire it out at this point. I say this with all due respect. --73.177.xxx.xx

Fifteen evictions a year seems like a lot but I suppose that depends on how many units you have. Someone suggested getting a property manager and that would probably be a good idea for you. You can shadow them and observe how they deal with these issues and should you go back to self managing again, you'll know more and will have had more time to work on your English. --209.122.xx.xxx

Wow! How many units do you have? I seriously doubt I've had 15 actual court evictions in my lifetime. My Mother had a lot of evictions because her screening consisted of whether they had cash in hand or not. I learned what not to do from her (well, and you guys... LOL)

Eviction number depends on the type of peroperty and number of units. My eviction rate maybe a little higher because some tenant wanting to test and control me. I am not tough enough.

I realized I need to change my questions about crime when tenant answered "No" to my crime question and used "not convicted", "Not here" when I found the public record.

In some States, Like California, it is illegal to reject someone who has been convicted of a lessor crime. For murder or assault you are allowed to reject them. Butt if they were convicted of white collar crimes, petty theft or forgery -- a landlord should not reject on that alone. --47.156.xx.xx

If you have 15 properties, that's evicting a tenant out of every property each year.

If you have 150 properties, that's evicting a tenant out of TEN PERCENT OF YOUR PROPERTIES each year.

You have to get to 1500 units and you'd still have one percent!!!!!

In plants, they have signs that read "THIS WORKPLACE HAS BEEN ACCIDENT FREE FOR X DAYS". We even have one where X is an led that increments automatically . I should get one that says "THIS LL HAS BEEN EVICTION FREE FOR X DAYS"

Evictions are like accidents in the workplace, you don't want them to happen but you should be prepared for them and work to minimize them --199.247.xx.xx

While it is state specific, your tenant may be correct that you can’t evict for drugs if they are just charged but not convicted. That’s how it works in my courts.They are still “ innocent until proven guilty” and the eviction would not be viable without a conviction . I hope they do move out as they say they will. When you ask applicants about prior convictions you have to take it on a case by case basis now. Here, if an applicant has prior drug criminal history - it can’t be used against them if they have proof they are rehabilitated. That is a very small portion of the applicants. --174.199.xx.xx

We've all tried helping CJ over the years. She doesn't learn from her mistakes and keeps making them. She needs to hire a PM. The cost of her 15 evictions a year would more than pay for it.

MO is a pretty cheap state for evictions, she is lucky there.
