I heard an interesting ad on the radio today, by a local HVAC company. You can now RENT your Heat/cooling system - they even come replace filters for you, and "if we can"t fix it, we"ll replace it".

LOL! The "rent-a-center" type people will think it's a great idea.

A lot like perpetually leasing a car, I suppose - I would never do that, either.

I can't even imagine any way this would be beneficial as a homeowner. I don't remember, but it was a few hundred every month.

I could see low income homeowners going for it when there system breaks in the middle of winter and they have no money and no credit to get a loan.Quick problem I see for the hvac company though,when they actually attach it to the house as a heating system would be and they don't get paid they will not be legally able to go in and remove it --72.231.xxx.xxx

In my area for years it was popular to rent a gas water heater from your gas supplier. One 3 family that I considered buying had 3 individual gas water heaters to serve the apartments. AIR each tenant got a $5.00 a charge added to their monthly gas bill. If they could structure these HVAC system so they were billed directly to the tenants instead of the LL, it might catch on in some areas. --96.237.xx.xx

The total to the HVAC company over the life of the system would be MANY times more than the cost to buy it up front.

And being attached to the building, it would become part of the real property -no?

No you cant advertise a property for rent. And then at lease signing. Tell the tenants the HVAC system is a rental system they will have to pay extra to rent each month.

( from another company you happen to own)
