Is anyone familiar with the regulations on rooming houses in the state of New Hampshire, or know where I can find these regulations? I did some searching on google but didn’t identify anything too specific. --24.147.xx.xxx

I would imagine that is governed by the local municipalities, not the state. --72.70.xxx.xx

Look up: General Court NH 540, 540A, 540B

These are landlord tenant laws --24.61.xxx.xx

That's a local zoning issue. You would have to search in the town you are interested in. Or possibly county.

In my county, a single county government runs everything. Next county over, same state, each town has their own rules and rulers. --50.82.xxx.xx

In TX, it's municipalities. One city will limit how many unrelated people can live on the same premises. Another city will regulate how many parking spaces you need. One city will specify that you can't have a rooming house in R-1, R-2, RP-1, or RP-2 -zoned areas. Some places require an agent to be available within x miles 24/7. Some will say if it wasn't in existence prior to (date), no further rooming houses will be permitted in a certain area.

So definitely look at your local ordinances to see what applies to your specific plans. --166.137.xxx.xx

Thank you all... you’re right, local municipality would be a better place to start. Still learning [NH], thanks for the reference to the local landlord tenant laws. --24.147.xx.xxx

We have a 400 person citizen legislature and they get paid $100 a year.

Each Representative represents about 3300+ citizens.

You have a question you call you Representative personally on their home phone.

They will get back to you if they dont know the question.

You sure you want a rooming house? It's more of a JOB than an investment.

TenantWhisperer[MA] - I’m kicking around the idea. I agree that it would definitely be more work that a traditional investment property. Potentially more profitable as well, so there’s pros and cons. In my area I see more and more people just looking to rent a room. Lower income people seem to have less and less money so I think there’s an opportunity with rooming houses in the future. --24.147.xx.xxx
