Dear Sir/Madam:

this is continuing for our city to try to prohibit more than 3 unrelated people in a unit.

history:

1. neighborhood complains

2. city wrote a ordinances to enforce the 100 year law

3. hearings

4. after three hearings, city send inspectors to check the houses complained by neighbors, and kick out tenants because of installation of key locks for bedrooms and others(like not pulling permit,...)

5. at the yesterday landlord meeting , I heard that the city stops for the ordinance because it is too hard to enforce.

thanks for all of your advice , I will keep updates if there is any changes.

When your city, county, or state starts this and especially when it's evident that more of it is going to happen, it's time to be done with them and move your investments to a better area.

In my opinion, trying to "work around", avoid or fight them, especially when they get that attitude, is an exercise in frustration. Especially if they outvote you.

Either you let them decide what you can do and live with their ever changing rules or you don't.

For me, at this point, it's a case of pick your battles.

It is easier when I look at the bottom line.

Do I want a property red tagged, closed down, receiving no income and hundreds a day in fines and possibly taken OR do I buy a mini storage facility where I get about the same per square foot rate, no tenants and if they fail to pay I just snap a lock on the unit and auction it off?

Do I appear in court against self righteous free lawyers at my own expense in front of a liberal tenant loving judge or do I buy forest land and manage it, selectively having timber removed and getting a check?

Do I deal with fighting welfare and minimum wage people complaining or do I buy a mower and trailer and do cleanouts for other landlords at $500-$1500 a day?

Dear All:

at the following town hall meeting, I heard the commitment members ask building department about regular routine inspections. (in our city, every 3/5 year, city does inspection for all the rental houses)The building department said , they send letter for this, but landlords either agree and set time to check, but most time, landlords say that tenants do not answers or do not allow. so most inspections could not be done routinely in our city.

city has to know , to landlords, once the unit is rented out, even to landlords, they have to get approval from tenants for access.

I have a tenant who has lived there for 4 years, I never has chances to access this unit, except one time emergency, I went there with plumber to fix something.

Every time, if there is small fix, they just ask me to drop materials and they fix.

even I go three to pick rent, they always block the door and give me rent outside.

so enforcement is very hard for everybody.
