Hi,
How or when do you charge your tenant a Reletting charge. (85% of the rent in Texas.)
It says
1. Fails to move in or fail to give written move out notice as required under the lease.
2. moves out without paying rent in full for the entrire lease term or renewal period
3.moves out at landlord's demand because of tenants default
4. is judicially evicted.
Do those conditions fit for an eviction, other than fails to move in. Do you add this charge to the total unpaid rent?
By the way, do you give your lease and ask them to review it before hand, or do you ask them to read it when the lease signs? or do you explain to them what are in the lease?
