I don’t know if local fuel oil companies are hard up for business, but in the last month, two separate oil companies at two separate rental houses have said that the fuel oil tank in the basement won’t pass inspection and that they need replacement. Then my 20 + years experienced, licensed plumber/burner technician goes out, finds nothing wrong, and sends me a bill.

I guess I could bill the tenants for this useless visit, but it does seem like they are the innocent stooges of the oil company. Why are the fuel oil delivery drivers even in the basement doing an inspection? What gives? --98.13.xx.xxx

Why? find out from the tenant.

You should have this in your rental agreement: Tenant shall not contact any contractors for estimates on repairs, upgrades, improvements without the approval of the LL.

If you had this in the RA, you could bill the T. --99.59.x.xxx

I’d bet the tenants were innocent bystanders in this. My oil company did the same to me. I had used their furnace cleaning service (apparently a mistake!) and when the tech was servicing the furnace he checked out the tank and also made an issue of it. The tank looked fine to me, so it turned into a dispute with the oil company. I think their trick is to find a reason to worm their way into the basement and then discover a “faulty” tank. Your delivery guy probably gave them some reason that sounded legit enough just to get down there. --174.201.x.xx

As a landlord and licensed plumbing contractor I had issues with a new replacement water main that I installed for the property. The utility said, it was too small. I asked them in writing on how they come to this conclusion. They said again it's too small for my service. Then they reported me to Building and Safety that signed off on my permit.

Of course I refused to budge. So then the threats started. I then went to the Chief Plumbing Inspector and showed him my notes on how I calculated the usage. Toilets flushing, sinks, showers, tubs, washing machines, dishwashers, etc. I had came up with the right sized pipping and was over sized. So I got the blessing, in writing, for the Chief Plumbing Inspector. But no one read his report and I had to appear before a hearing body.

For around 10 minutes accusations were launched at me. Nothing new. As an outside contractor and owner/manger, I do hundreds of plumbing jobs a year and a few cause concerns with the various departments. Then when it was my chance to speak, I presented the findings of the Chief Plumbing Inspector, with my notes. Then my case was taken under advisement to be determined at a future time. They had egg on their faces.

This is nothing new. With over 8,000 plumbing jobs under my wing, I have around 100 to laugh or cry about.

You are in the same boat as I was. Make sure to have a life vest and extra paddle to swim away from the stuff they are sending your way.

Ask for a detailed report of their tank inspection. Ask them What exactly is the problem? What "inspection" are they saying it won't pass? Why?

Smells fishy, but OTOH you don't want fuel oil leaking in the basement.
