I was wondering what to do with a shack or two.
I ran a for sale ad. Nothing impressive. One pleasant sounding Realtor contacted me and I enjoyed speaking with him. Basically he was one of the guys who offers 60 cents on the dollar.
Add to that the cap gains loss, and recapture and there isn't much left. Keep the shack for another six years and you basically will earn as much as you would net from such a sale.
I knew this, but new opportunities won't present themselves if you go around thinking you know everything.
I realized, that I have a contact whom I could call and offer the shack at 80 cents on the dollar, if, I happen to identify my next purchase. Houses are listed for sale everyday, so if I should happen to spot a neighborhood I would like to be in, I can knock on doors till I find someone who may sell.
Tell that someone that I'm ready to sell my place discounted when they are ready to sell theirs. No pressure, easy out for them and an easy sell for me.
Imagine how much easier they would accept my offer if they knew I was wearing the same shoes as they were. We both would be accepting a lower bid for a reason.
This is not much different than when I was in first grade trading marbles with classmates.
